POSITION: Landlord Leasing Broker

COMPANY: Newman Commercial Real Estate

Newman CRE is a privately held real estate investment and development company specializing in commercial real estate projects in The Woodlands, Texas, and the surrounding area. Our investments primarily consist of value-add retail and industrial properties in high income suburban Houston markets. Newman developments are typically large, class “A” mixed-use developments of 50-100 acres and medium-sized industrial business parks of 5-20 acres. The firm is led by Nate Newman, a 15-year industry veteran with significant investment brokerage and development experience.

POSITION RESPONSIBILITIES (including, but not limited to, the following activities)

· Accompanies prospective tenants and/or tenant rep brokers to property sites to discuss property features, leasing rates, and terms.

· Provides tenants and landlords with pertinent information on leasing availability, current market conditions, and property values.

· Develops business and negotiates the leasing and marketing of Newman’s commercial real estate properties.

· Compiles client property data, such as tenant surveys, summary reports, maps, status updates, and presentations for listing or tenant representative assignments.

· Prepares Requests for Proposals (RFP), Letters of Intent (LOI), and reviews responses.

· Secures new and expanded business opportunities through prospecting, networking, and relationship building.

· Analyzes data and prepares real estate reports on average asking rents, tenants in the market, historical data, and market comparisons.

· Prepares offers, term sheets, and lease amendments. Participates in due diligence for new acquisitions.

· Gathers and coordinates materials necessary for transactions such as listing agreements, commission agreements, leases, and sales agreements.

· Assists attorneys in preparing real estate contracts such as deeds, leases, and mortgages.

· Maintains current knowledge of market conditions, property values, and legislation that may affect the real estate industry.

· Drafts correspondence to existing and prospective tenants. Gathers prepares and distributes marketing materials.

· Engages in local business community and charitable events, as well as industry and professional associations for the purpose of creating new contacts and generating new business.

· Canvas prospective clients and leads.

· Maintains accurate and up-to-date information in company databases.

· Create detailed property surveys, coordinate property tours, organize proposal and LOI negotiations, and manage closings and contract execution processes for corporate clients.

SUPERVISORY RESPONSIBILITIES

· May provide informal guidance or training to individual employees within a work unit or project, but does not include hiring or firing authority.

· May coordinate and assign tasks to co-workers within a work unit and/or project.

EDUCATION AND EXPERIENCE

· Bachelor's Degree (BA/BS) from a four-year college or university required

· Must have a TREC real estate license with over 5 years of CRE Industry Experience

· Must have a keen understanding of the commercial real estate industry

· Strong organizational and analytical skills

· Have excellent interpersonal communication skills, both oral & written

· Ability to interface with clients and work in a fast-paced environment

· Ability to provide efficient, timely, reliable, and courteous service to customers

· Ability to effectively present information

· Requires knowledge of financial terms and principles

· Ability to calculate intermediate figures such as percentages, discounts, and commissions

· Conducts basic financial analysis

· Ability to comprehend, analyze, and interpret documents

· Requires intermediate analytical and quantitative skills

· Intermediate to advanced skills with Microsoft Office Suite

QUALIFICATIONS

· Proficiency in computer skills and knowledge of office software packages (Microsoft Office Suite)

· The successful candidate will be detail-oriented, organized, and able to handle multiple projects.

· Also, be highly energetic, self-disciplined, and driven, and communicate effectively, verbally, in writing, professionally, and courteously with co-workers and clients.
