Painting & Drywall Specialist Job Description

We are seeking a skilled and reliable Painting and Drywall Specialist to address common issues across multiple properties in Lake, Porter, and LaPorte Counties in Northwest Indiana. This role involves performing painting and drywall repairs (up to 10 sheets) across multiple properties, focusing on post-tenant move-out and damage repairs. Must be able handle minor basic maintenance as needed. Ensure efficient, profitable turnovers with minimal callbacks. Requires 5+ years of painting and drywall experience, reliable transportation, and a flexible schedule for emergencies. Strong problem-solving, communication, and attention to detail are essential, and the ability to work independently with minimal supervision is a must.

Duties and Responsibilities

Execute drywall repairs: patch holes/cracks, install up to 10 sheets, tape/mud/sand for seamless finishes.
Paint walls, ceilings, trim, and doors; prep surfaces (clean, sand, prime) to match existing finishes.
Assess and repair tenant damage or wear/tear related to drywall and painting; recommend hauling, cleaning, or subcontractor needs.
Perform minor related tasks: install smoke/CO detectors, repair door hardware, handle basic plumbing during drywall/painting projects.
Troubleshoot issues via phone/text to reduce site visits; coordinate vendors for major repairs.
Document work: track materials, submit receipts daily, provide detailed completion notes/photos.
Participate in on-call rotation (one-month emergency rotations); prioritize vendors for emergencies (e.g., water-damaged drywall).
Maintain company truck: track mileage, ensure cleanliness, log service records.

Property Maintenance Technician Requirements and Qualifications

High school diploma or GED; trade certification in painting/drywall preferred.
Expertise in drywall tools/materials (mud, tape, sanders), painting techniques, and safety (e.g., ventilation).
Proficient in minor related maintenance: smoke/CO detector installation, door hardware repair, basic plumbing.
Must own majority of tools necessary for basic job requirements (e.g., cordless drill, drywall tools, paint rollers, miscellaneous hand tools, basic plumbing tools).
Basic knowledge of HVAC/electrical systems for integrated repairs.
Valid driver’s license; ability to lift 50 lbs, bend, crouch.
Proficient in digital communication (text, email) and 2-5 software apps (e.g., job tracking, camera apps) on company-provided iPad; detail-oriented for inventory/material tracking.

Pay: $18.00 - $23.00 per hour
