Rent Now Solutions is seeking an experienced Property Manager in Charge (PMIC) to lead the day-to-day operations of our residential property management division.
This role is responsible for overseeing a portfolio of 50+ privately owned residential properties, including single-family homes, townhomes, and select condominiums throughout the greater Charlotte and South Carolina market. The PMIC serves as the primary point of contact for property owners and residents while leading leasing operations, coordinating maintenance activities, and ensuring exceptional service throughout the resident lifecycle.

Responsibilities
Portfolio Management
- Oversee a portfolio of 50+ residential rental properties.
- Conduct property inspections and ensure properties are maintained to company standards.
- Monitor property performance and recommend strategies to maximize owner returns.
- Ensure compliance with company policies and applicable state property management requirements.
- Maintain accurate property records and documentation.
Financial & Trust Account Management
- Establish and maintain accurate lease billing within the property management system to ensure proper rent collection.
- Monitor rent collections, manage delinquent accounts, and coordinate required notices and eviction proceedings when necessary.
- Review, approve, and process vendor invoices, ensuring expenses are accurately allocated to the appropriate property.
- Approve maintenance expenses within the spending limits established in each Property Management Agreement and obtain owner approval for expenditures exceeding authorized limits.
- Ensure accurate monthly owner statements and timely owner disbursements by reviewing property income and expenses.
- Maintain accurate financial records and support compliance with company policies and state trust accounting requirements.
Owner Relations
- Serve as the primary point of contact for property owners.
- Provide regular updates regarding property performance, maintenance, leasing activity, and resident concerns.
- Build long-term relationships through proactive communication and exceptional service.
- Advise owners on maintenance priorities, rental pricing, and property improvements.
Leasing Operations
- Lead and oversee the leasing process from vacancy to move-in.
- Coordinate property marketing, rental pricing recommendations, and applicant approval processes.
- Utilize the support of the Property Management Assistant for lead follow-up, scheduling, showing coordination, and administrative tasks.
- Monitor vacancy timelines and implement strategies to minimize days on market.
- Assist with business growth through new management opportunities and leasing activities.
Resident Relations
- Foster positive relationships with residents throughout their tenancy.
- Address resident concerns professionally and efficiently.
- Manage lease renewals, notices, and resident communications.
- Enforce lease terms while maintaining a customer-service-focused approach.
Maintenance & Vendor Management
- Coordinate maintenance requests from initiation through completion.
- Build and maintain strong relationships with vendors and contractors.
- Review estimates, approve work within company guidelines, and ensure quality completion.
- Balance cost-effective solutions with owner and resident satisfaction.
Leadership & Team Development
- Supervise and support the Property Management Assistant.
- Delegate administrative and leasing support activities appropriately.
- Assist in developing efficient systems and processes that enhance department performance.
- Contribute to a collaborative, solutions-based team culture.
Qualifications
Required
- Active South Carolina Property Manager License or South Carolina Real Estate License
- Commitment to obtain Property Manager in Charge (PMIC) designation during the first week of employment.
- Minimum of 2 years of residential property management experience.
- Experience managing residential rental portfolios.
- Strong communication, organization, and problem-solving skills.
- Ability to prioritize multiple responsibilities in a fast-paced environment.
- Valid driver's license and reliable transportation.
Preferred
- Experience managing single-family homes and townhomes.
- Experience supervising support staff.
- Familiarity with property management software platforms.
- Knowledge of leasing, maintenance coordination, and resident retention strategies.

Schedule & Work Environment
This is a hybrid position with our home office in Fort Mill, SC.
- Typical hours are Monday–Friday, 8:30 AM – 5:00 PM.
- Flexibility during the week is expected to accommodate occasional weekend property showings.
- Administrative work may be completed remotely.
- Supplies, Team meetings and training are held in Fort Mill, SC.
- Local travel is required for property visits, inspections, and owner or vendor meetings.
