Maintenance Technician (Part-Time)
Schedule
- Monday through Friday
- Up to 29 hours per week
- Standard working hours: 8:00 AM – 4:00 PM

Position Summary
The Maintenance Technician is responsible for maintaining the property's buildings, grounds, amenities, and common areas in a clean, safe, functional, and aesthetically appealing condition. This position performs routine inspections, preventive maintenance, minor repairs, and daily groundskeeping while ensuring compliance with safety standards and established community procedures.
The Maintenance Technician reports directly to the Board of Directors and the Property Manager and is expected to complete assigned work efficiently while providing excellent service to the community.
Essential Duties and ResponsibilitiesProperty Maintenance
- Perform routine inspections of buildings, roofs, fences, gates, sidewalks, parking areas, and common areas.
- Identify maintenance concerns and report findings to the Board or Property Manager.
- Complete assigned daily, weekly, monthly, and special project work orders.
- Maintain all common areas in a clean, sanitary, and attractive condition.
- Perform minor maintenance and repairs involving:
- Carpentry
- Plumbing
- Electrical (non-permitted work only)
- HVAC
- Mechanical systems
- Flooring
- Painting
- General building repairs
- Paint common areas and complete touch-up painting as needed.
- Inspect areas requiring painting and notify management of larger repair needs.
- Maintain all maintenance equipment and tools in safe operating condition.
Grounds Maintenance
- Remove litter, fallen branches, palm fronds, and debris throughout the property, including areas outside the rear gate.
- Maintain dumpster areas by:
- Emptying surrounding trash
- Cleaning inside and around dumpster enclosures
- Opening and closing dumpster doors on designated days
- Wiping down dumpster exteriors
- Blow leaves and debris from sidewalks, parking areas, breezeways, pool deck, and tennis courts as needed.
- Keep drainage areas, sewer grates, gutters, and creek drainage clear of debris.
- Remove weeds from sprinkler heads.
- Replace damaged accordion downspouts when necessary.
- Maintain irrigation components, including cleaning and changing sprinkler filters.
Pool and Recreational Areas
- Inspect pool area daily.
- Skim pool on designated days.
- Blow pool deck and tennis courts as needed.
- Empty trash receptacles.
- Clean and stock pool bathrooms.
- Wipe down pool furniture and tables.
- Maintain cleanliness of recreational facilities.
Building Maintenance
- Clean windowsills, walls, lighting fixtures, and light covers.
- Remove mud dauber nests and clean affected surfaces.
- Clean cobwebs from exterior light fixtures.
- Clean mildew from mailboxes.
- Repaint:
- Back gate
- Yellow safety poles
- Parking barriers
- Sewer covers
- Water shut-off covers
- Grease gate bearings monthly.
- Monitor exterior lighting and report outages.
Equipment Maintenance
- Pressure washers
- Blowers
- Sprayers
- Pumps
- Small engines
- Golf carts
- Perform minor repairs on pumps and small engines.
- Monitor golf cart water levels.
- Learn proper operation of new equipment before use.
Safety
- Follow all OSHA regulations and company safety procedures.
- Wear appropriate personal protective equipment.
- Maintain a safe working environment.
- Safely lift, move, and transport equipment and materials.
- Report unsafe conditions immediately.
Hurricane and Storm Preparation
When directed, prepare the property for severe weather by:
- Securing the rear gate in the open position.
- Storing or securing pool furniture and maintenance equipment.
- Shutting off electrical power to designated equipment.
- Turning off irrigation systems.
- Securing dumpsters.
- Completing all items on the community hurricane preparation checklist.
Daily Responsibilities
- Inspect and clean community bathrooms.
- Refill soap, paper towels, and toilet paper.
- Empty restroom trash.
- Inspect buildings, fencing, hose bibs, and common areas.
- Refill pet waste stations.
- Empty pool and tennis court trash receptacles.
- Maintain dumpster areas.
- Remove litter and fallen branches throughout the property.
- Skim pool (Tuesday and Thursday).
- Blow pool deck and tennis courts as needed.
Weekly Responsibilities
- Blow breezeways.
- Blow sidewalks and parking lots as needed.
- Clean windowsills, walls, and lighting.
- Remove mud dauber nests.
- Clean pool bathrooms on Fridays.
- Wipe down dumpster exteriors.
- Clean pool furniture and tables on Fridays.
Monthly Responsibilities
- Inspect and replace accordion downspouts as needed.
- Inspect and clean lower roof gutters.
- Service sprinkler heads and filters.
- Clean exterior light fixtures.
- Remove mildew from mailboxes.
- Remove pine needles.
- Remove weeds around sprinkler heads.
- Clean bathroom light covers.
- Maintain drainage pipes and sewer grates.
- Repaint designated structures.
- Grease rear gate bearings.
QualificationsRequired
- High school diploma, GED, or equivalent combination of education and experience.
- One to two years of experience in building maintenance, repair, or general handyman work.
- Knowledge of pumps and small engines with the ability to perform minor repairs.
- Ability to operate maintenance equipment including pressure washers, blowers, and sprayers.
- Valid driver's license.
- Reliable personal vehicle.
- Proof of vehicle registration and insurance.
- Ability to follow written and verbal instructions.
- Strong organizational and time management skills.
- Effective communication skills.
- Ability to work independently with minimal supervision.
Preferred
- Experience in residential community or condominium maintenance.
- Customer service experience.
- Bilingual or multilingual communication skills.
Language Requirements
- Ability to speak, read, and write English.
- Read and understand work orders, instructions, and correspondence.
- Communicate effectively with Board Members, Property Manager, contractors, residents, and vendors.
Physical Requirements
The physical demands described below are representative of those required to successfully perform this position.
The employee must be able to:
- Stand and walk for extended periods.
- Frequently bend, kneel, crouch, crawl, climb, and balance.
- Regularly climb stairs throughout the property.
- Climb ladders up to 21 feet.
- Lift, push, and pull up to 75 pounds safely.
- Reach overhead and perform repetitive hand and wrist movements.
- Work outdoors in extreme heat, cold, humidity, wind, and rain.
- Hear, speak, and communicate effectively.
- Perform physically demanding work throughout the day.
Work Environment
This position primarily works outdoors and throughout occupied residential buildings. Employees will be exposed to changing weather conditions, mechanical equipment, cleaning products, maintenance tools, and moderate noise levels while performing assigned duties.
Policies and Procedures
- Employee reports directly to the Board of Directors and Property Manager only.
- All resident maintenance requests must be referred to the Property Management Company.
- Employees shall not enter residential units unless specifically authorized by the Board, Property Manager, or while accompanying an approved contractor.
- If leaving the property during working hours, the employee must notify a Board Member.
- Employees are expected to complete all assigned daily and weekly duties before beginning additional projects assigned by the Board.
- Failure to follow established procedures may result in progressive discipline:
- First occurrence: Verbal warning
- Second occurrence: Written warning
- Third occurrence: Grounds for dismissal
- Compliance with all OSHA regulations and community safety policies is required.
Pay: $22.00 per hour
