Qualificatins:
1. Bachelr's degree in engineering r related field preferred. High schl diplma required. Additinal specialized training desirable (i.e., architectural, engineering, technical schl, trade schl, apprenticeship
prgrams, certificatin area). Experience in public educatin desired.
2. Five r mre years recent experience in maintenance and facilities management, all trades and familiarity with building cntrl systems are desired. Able t understand and interpret architectural
drawings and cnstructin drawings; familiar with lcal, State, and federal cdes/rdinances as they apply t peratin f schl facilities.
3. Cmprehensive knwledge f building trades, mechanical trades, and cnstructin; Must be willing t cmplete training prgrams as required frm time t time by district plicy and/r federal, state, r lcal law.
4. Must have experience analyzing prblems and develping actin plans.
5. Asbests Management Planning/Building Inspectin Certificatin preferred.
6. Prject Management experience and/r certificatin (PMP) preferred
7. Must have and maintain a valid Pennsylvania driver license.
8. Satisfactry wrk recrd & criminal/child abuse clearances (Acts 34, 114, and 151)
9. Ability t cmmunicate effectively, bth rally and in writing, with emplyees, cntractrs, subcntractrs, suppliers, schl district staff and Bard f Educatin.

Summary
This psitin is respnsible fr the verall management f peratins and maintenance f all district buildings, facilities, and grunds including the directin and supervisin f the Directr and Assistant Directrs, custdial, maintenance, and grunds persnnel. The Executive Directr f Facilities Services ensures that all district facilities are in ptimal cnditin t supprt the educatinal prgram and schl/cmmunity activities in a clean, well-maintained, and safe envirnment.
Essential Duties and Respnsibilities:
1. Respnsibilities include, but are nt limited t, the fllwing: versee and prtect District assets, Develp, implement, and manage the Districts Capital prjects.
2. Represent the District in day-t-day cntacts with cntractrs, architects, attrneys and engineers in cnnectin with facility renvatins.
3. Interface and crdinate activities with lcal gvernment agencies as pertaining t District facilities and prperties.
4. Develp and/r crdinate bids, RFP's, RFQ's and ther purchasing prjects r initiatives specific t the department.
5. Assist in the negtiatin f purchase/sale f district prperty.
6. Assist in the negtiatin and administratin f leases f district prperty, facilities and facilities used by the schl district.
7. Actively participate in department cntinuus imprvement initiatives t evaluate and refine current prcesses.
8. Uses independent judgment in significant matters when crdinating emergency prcedures affecting building and grunds including cld weather temperature cntrl and snw remval and serves and advises the Superintendent regarding schl clsure.
9. Uses independent judgment in significant matters when wrking with principals t crdinate the shrt-term and lng-range facility imprvement plans.
10. Establish prfessinal relatinships with building administratrs and cnduct meetings as necessary.
11. versee cntractrs and vendrs t ensure cmpliance with wrk rders, cntracts, and specificatins.
12. Supervises and recmmends apprval f payment f all utside cntractrs perfrming wrk in the District.
13. The Scheduling f all preventive maintenance and required inspectins while als ensuring dcumentatin f related wrk perfrmed by department persnnel and cntractrs.
14. The evaluatin and life-cycle planning fr District capital assets. This prcess includes dcumenting assets, perfrming cnditin assessments, determining useful life, and budgeting fr future maintenance and repairs. Lead the Capital Funding Plan budgeting prcess.
15. Develpment f departmental budgets.
16. Respnsible fr maintaining cmpliance with all federal, state, and lcal regulatins, AHERA, Right t Knw, Radn, lead paint, lead in drinking water, asbests crrectin, and undergrund strage tanks.
17. Understand indr air quality prcedures and EPA guidelines.
18. Assist with required testing fr mld, allergens, radn, asbests, lead in water, and leginnaire bacteria.
19. Requires a wrking knwledge f building autmated cntrl systems and critical building electrical, HVAC, and life safety systems.
20. Cllabrates with Directr f peratins and Directr f Infrmatin Technlgy t review and maintain n a regular basis, all security precautins, security systems, fire alarms, and phne systems t make sure they are fully peratinal.
21. Perfrm regular building checks t mnitr wrk schedule and truble-sht prblems.
22. Supprt and/r serve as a member f district emergency/crisis respnse and safety teams.
23. Mnitr and supervise evening/weekend facilities use by schl, cmmunity, and ther utside grups.
24. Perfrm weekly checklist audits.
25. Assist maintenance and custdial staff with building maintenance, as needed.
26. Assist custdial staff with the upkeep and cleaning f district facilities, as needed.
27. Regular and timely attendance.
28. Be n-call 24 hurs/day, 7 days/week, t respnd t emergencies as needed.
29. Participate in the negtiatin and administratin f labr cntracts invlving the Facilities Department staff.
30. Prvide effective leadership in a unin envirnment.
31. Receive and address emplyee cncerns and participate in the reslutin f grievances filed under applicable cllective bargaining agreements, as necessary.
32. Cnduct perfrmance evaluatins f all maintenance and custdial staff and prvide regular feedback t team members.
33. Participate in and make recmmendatins regarding staffing decisins and the hiring prcess.
34. Prvide infrmatin and recmmendatins t administratin cncerning plicies, practices, and cntractual issues relating t the department.
35. Perfrm all duties in accrdance with applicable lcal, state, federal laws, and Schl Bard Plicies.
36. Maintain knwledge f applicable laws, rules, practices, and plicies.
37. Respectful and prfessinal interactins with cmmunity, clleagues, c-wrkers, students, and district staff.
38. Attend Bard f Educatin Meetings as required.

Supervisry Respnsibilities
Manages ffice staff, the Directrs and Assistant Directrs f Facilities, mechanics, custdians, truck drivers,
grundskeepers, and warehuse persnnel. Is respnsible fr the crdinatin and evaluatin f these
individuals. Respnsibilities include interviewing, recmmending fr hiring, and training emplyees; planning,
assigning, and directing wrk; appraising perfrmance; rewarding and disciplining emplyees; addressing
cmplaints, and reslving prblems. Carries ut supervisry respnsibilities in accrdance with the district's
plicies and applicable laws.
