A growing multifamily property management company is seeking an experienced Assistant Property Manager to support daily operations at an affordable housing community. This role covers leasing, compliance, rent collections, unit readiness, budgeting, reporting, and resident relations. The right candidate thrives in a fast paced environment and takes ownership of results.

What You Will Do

Operations and Compliance

Drive property occupancy and NOI goals.
Ensure the community maintains full compliance at all times, including LURA and program documents, financing restrictions, LIHTC requirements, HUD regulations, TDHCA and MDSI regulations, and TAA requirements.
Support regular audits of resident files for compliance purposes.
Manage reasonable accommodations, move ins and move outs, recertifications, initial certifications, lease renewals, interims, denials, and waitlists.
Support all required housing inspections and follow up on citations or requests.

Rent Collections and Accounting

Maintain accurate accounts receivable, including rent collection, posting via scanners, deposits, and a balanced rent roll.
Achieve delinquent rent under 2 percent monthly through door knocking, resident calls, PMS notes, Notice to Vacate delivery, rent reminders, eviction and writ paperwork, and court hearing attendance.
Close out accounting and complete month end procedures.
Complete daily, weekly, and monthly reporting to required agencies and for financial and leasing purposes.

Leasing and Resident Experience

Support leasing, marketing, and traffic tracking.
Prepare and deliver correspondence, rent reminders, and renewal letters, and complete renewal paperwork per company guidelines.
Inspect buildings, grounds, amenities, common areas, and units for safety and cleanliness, and flag repair or liability issues to the appropriate team member.
Deliver consistent, high quality service that leaves residents genuinely satisfied with every interaction.

Team and Company Support

Work the first Saturday of each month to collect and post rents.
Rotate on call for after hours, holiday, and emergency needs, including during inclement weather, except during approved time off.
Reinforce consistency across policies and procedures, identify opportunities to improve systems and productivity, and share ideas with leadership.
Support other teams and communities as needed.

What You Bring

Eligible to work in the United States.

Valid driver's license and reliable transportation, with proof of current liability insurance.
Minimum 2 years of experience in affordable housing.
Minimum 2 years of experience as an Assistant Property Manager in multifamily housing.
Working knowledge of HUD, LIHTC, TDHCA, TAA, low income housing tax credit programs, and tax exempt bond requirements.
Working knowledge of the TDHCA portal and the ability to submit and report quarterly USRs.
Working knowledge of affordable housing documents from initial certification through annual recertification.
Comfortable managing a team and setting performance goals to improve daily operations and collections.
Strong written and verbal communication skills and solid customer service instincts.
Proficient in Microsoft Office and general office and bookkeeping tasks.
Working knowledge of Yardi preferred.
Bilingual preferred.
Able to work one weekend per month or as needed.

Physical Requirements

This role requires the ability to move between floors, climb stairs, and travel between buildings in varying outdoor conditions. The employee will remain in a stationary position approximately 85 percent of the time, use hands to operate office equipment regularly, and walk, talk, and hear throughout the day. Must be able to travel within 20 miles of the community, with travel frequency and duration varying by need.
