Position Summary
The Collections Specialist is responsible for managing delinquent resident accounts, reducing bad debt, and ensuring the timely collection of rent and other charges across the multifamily portfolio. This position works closely with property managers, assistant managers, and residents to resolve outstanding balances while maintaining excellent customer service and compliance with company policies and applicable laws.

Essential Duties and Responsibilities

Monitor delinquency reports and aging balances for assigned communities.
Contact residents regarding past-due balances via phone, email, text, and written notices.
Negotiate and administer payment plans within company guidelines.
Follow up consistently on delinquent accounts to ensure commitments are met.
Coordinate with site teams regarding resident balances, move-outs, and collection efforts.
Prepare and process notices in accordance with company policy and legal requirements.
Work with attorneys and eviction vendors as needed.
Review resident ledgers for accuracy and resolve discrepancies.
Assist with bad debt recovery and collection agency placements.
Maintain detailed records of collection activities and resident communications.
Provide weekly delinquency and collections reports to management.
Identify trends and recommend strategies to improve collections performance.

Qualifications

2+ years of collections, accounts receivable, property management, or related experience.
Multifamily experience preferred.
Strong communication and negotiation skills.
Ability to handle difficult conversations professionally.
Proficiency in property management software (Yardi, RealPage, Entrata, etc.).
Strong organizational skills and attention to detail.
Knowledge of landlord-tenant laws and collection practices preferred.
