MEP Designer / Drafter: Position Summary
Bottom Line Group is seeking a skilled, detail-oriented MEP Design Drafter to support our development, permitting, and construction teams through the preparation of high-quality Mechanical, Electrical, and Plumbing (MEP) construction documents. This position plays a critical role in transforming project concepts into permit-ready MEP plans that support planning approvals, building permits, and successful construction execution.
The ideal candidate will have experience preparing commercial MEP drawing packages, coordinating with architects, engineers, consultants, and project managers, and developing accurate construction documents for permit submittals. This individual must be highly organized, technically proficient, and committed to producing quality drawings while maintaining compliance with applicable building codes, design standards, and jurisdictional requirements.
Essential Duties & Responsibilities: MEP Drafting & Design Development
- Prepare accurate mechanical, electrical, plumbing, and utility drawings for commercial, industrial, retail, hospitality, and tenant improvement projects.
- Develop complete MEP construction documents based on project requirements, engineering direction, and design criteria.
- Prepare permit-ready MEP drawing packages for planning, building departments, health departments, fire agencies, and other jurisdictions.
- Interpret sketches, engineering markups, redlines, field notes, specifications, and consultant comments to produce detailed construction drawings.
- Revise plans based on internal reviews, agency comments, field conditions, and client requests.
- Coordinate HVAC equipment layouts, plumbing systems, electrical distribution, lighting plans, panel schedules, utility connections, and related building systems.
Project Coordination
- Collaborate closely with project managers, permit coordinators, architects, civil engineers, structural engineers, consultants, and jurisdictional agencies throughout project development.
- Coordinate MEP systems with architectural, structural, civil, and site plans to identify and resolve conflicts before construction.
- Assist in preparing responses to plan check comments and permit review corrections.
- Support construction teams by incorporating RFIs, field revisions, and as-built documentation into project drawings.
- Coordinate with utility providers, including electrical, water, sewer, gas, and communication agencies as required.
Quality Control & Compliance
- Review MEP plans for completeness, accuracy, constructability, and code compliance.
- Ensure drawings comply with applicable California Building Code, California Mechanical Code, California Electrical Code, California Plumbing Code, Energy Code (Title 24), ADA requirements, and local jurisdiction standards.
- Perform quality control reviews prior to permit submittals and construction issuance.
- Maintain Bottom Line Group drafting standards and document quality expectations.
Document Management
- Maintain organized drawing files, project documentation, revision histories, and version control.
- Prepare drawing packages for internal review, consultant coordination, permit submittals, and construction.
- Assist with project tracking, drawing logs, and document management throughout the project lifecycle.
Professional Development
- Stay current with evolving building codes, drafting technologies, construction methods, and MEP design standards.
- Participate in continuing education and software training to improve technical expertise.
- Identify opportunities to improve drafting efficiency, quality, and internal workflows.
Qualifications Required
- 3–5 years of experience preparing Mechanical, Electrical, and Plumbing (MEP) construction drawings.
- Proficiency in AutoCAD.
- Strong understanding of commercial building systems, construction documentation, and drafting standards.
- Ability to read and interpret engineering plans, construction documents, technical specifications, and blueprints.
- Knowledge of HVAC, plumbing, and electrical system layouts.
- Excellent organizational, communication, and time management skills.
- Ability to prioritize multiple projects while meeting deadlines.
- Strong attention to detail with a commitment to producing high-quality work.
Preferred
- Experience with Bluebeam Revu.
- Experience using Revit MEP or other BIM software.
- Experience with SketchUp or similar 3D modeling software.
- Familiarity with California permitting and plan review processes.
- Working knowledge of California Building Code, Mechanical Code, Plumbing Code, Electrical Code, Energy Code (Title 24), and ADA requirements.
- Experience coordinating with architects, engineers, utility companies, and jurisdictional agencies.
- Commercial development or design-build project experience.

Pay: $65,000.00 - $85,000.00 per year
