Position Summary
The Data Center Development Analyst supports the identification, evaluation, acquisition, and development of mission-critical data center sites across North America. This role combines real estate, financial analysis, market research, utility infrastructure, and project management to help bring new data center developments from concept through construction.
The ideal candidate is analytical, highly organized, and interested in the intersection of commercial real estate, energy infrastructure, technology, and capital markets.
Key Responsibilities
Site Identification & Market Analysis
- Research and identify potential land acquisition opportunities for hyperscale, enterprise, and colocation data centers.
- Evaluate markets based on power availability, fiber connectivity, land pricing, tax incentives, labor availability, and regulatory environment.
- Monitor competing developments, lease activity, and market absorption.
- Maintain databases of available sites, utility infrastructure, and competitive projects.
Financial Analysis
- Build financial models evaluating land acquisitions and development feasibility.
- Analyze project returns including:
- IRR
- NPV
- Development yield
- ROI
- Sensitivity analyses
- Prepare investment memorandums for executive leadership and investment committees.
- Support underwriting of acquisitions and joint venture opportunities.
Due Diligence
- Coordinate environmental, zoning, title, survey, geotechnical, and permitting reviews.
- Assist with purchase agreements and letters of intent.
- Review entitlement risks and development constraints.
- Track critical diligence milestones and closing requirements.
Utility & Infrastructure Analysis
Evaluate electrical infrastructure including:
- Substation proximity
- Transmission capacity
- Utility expansion plans
- Power delivery timelines
- Analyze fiber availability and telecommunications infrastructure.
- Support discussions with utility providers regarding power procurement and capacity.
Development Coordination
Work with internal development managers throughout the entitlement and construction process.
Coordinate with:
- Civil engineers
- Architects
- Environmental consultants
- Utility providers
- Municipal agencies
- Track development schedules, budgets, and project milestones.
Market Intelligence
Monitor industry trends including:
- AI infrastructure demand
- Hyperscale expansion
- Utility constraints
- Power pricing
- Renewable energy initiatives
- Prepare market reports and executive presentations.
- Maintain GIS maps and market dashboards.
Cross-Functional Support
- Assist leasing, acquisitions, finance, and executive leadership with strategic initiatives.
- Support RFP responses for hyperscale clients.
- Prepare presentations for investors, municipalities, and development partners.
Qualifications
Required
Bachelor's degree in:
- Real Estate, Finance, Business, Economics, Civil Engineering, Construction Management or related field
1–4 years of experience in one or more of the following:
- Commercial real estate
- Data center development
- Industrial development
- Infrastructure development
- Investment analysis
- Private equity
- Real estate finance
Preferred
- Experience with financial modeling.
- Knowledge of commercial real estate transactions.
- Understanding of entitlement and development processes.
- Familiarity with utility infrastructure.
- Experience with GIS mapping software.
- Interest in AI infrastructure and digital infrastructure development.
