Executive Director, Leasing

Location: Seattle, WA
Position Type: Permanent
Compensation: Up to $200,000 Base + Annual Bonus

Position Overview

Our client is seeking an experienced Executive Director of Leasing to lead regional leasing strategy, drive portfolio performance, and oversee complex commercial leasing transactions. This executive-level role is responsible for maximizing occupancy, cultivating strategic relationships, and partnering with cross-functional teams to support the continued growth of a premier commercial real estate portfolio.

Key Responsibilities

Regional Leasing Strategy & Portfolio Performance

Develop and execute comprehensive leasing strategies across assigned assets and development projects.
Analyze market trends, competitive properties, and development activity to guide pricing, positioning, and transaction strategy.
Identify and secure high-value tenant opportunities aligned with portfolio objectives.
Develop tenant strategies for new developments and redevelopment projects.
Drive quarterly and annual leasing performance to meet established business goals.

Transaction Leadership

Lead complex lease negotiations from initial discussions through execution.
Structure transactions that maximize long-term asset value and financial performance.
Manage the complete leasing process, ensuring timely occupancy and rent commencement.
Review financial analyses, underwriting, and deal comparisons to support decision-making.
Partner with internal teams to ensure a seamless transition from lease execution to property operations.

Business Development & Market Presence

Represent the organization within the regional commercial real estate, life sciences, and innovation communities.
Build and maintain strong relationships with brokers, tenants, developers, universities, research institutions, and economic development organizations.
Manage brokerage partnerships and listing agents to maximize market exposure.
Participate in executive-level presentations, networking, and business development initiatives.

Cross-Functional Leadership

Collaborate with Development, Asset Management, Marketing, and Property Operations teams to execute leasing strategies.
Provide executive leadership with regular pipeline updates, leasing forecasts, and market intelligence.
Ensure accurate reporting of leasing activity, portfolio performance, and market trends.

Qualifications

Bachelor's degree required; advanced degree preferred.
8+ years of progressive commercial real estate leasing experience with a proven history of leading complex transactions.
Strong background in market analysis, financial modeling, and lease structuring.
Exceptional negotiation and relationship management skills.
Demonstrated success working with brokers, tenants, and institutional partners.
Excellent executive communication and presentation abilities.
Experience within life sciences, innovation districts, or specialized commercial real estate is highly preferred.
Ability to travel periodically as needed.

Compensation & Benefits

Base salary: $175,000–$200,000, depending on experience.
Annual discretionary bonus.
