About Van Vleet Construction

Van Vleet Construction (VVC) is a general contractor based in the North Denver metro area, founded in 2014 and now running roughly $25M in annual project volume across Colorado's Front Range. We focus on commercial renovation and tenant improvement work — fast-paced, detail-driven projects where organization and sub coordination directly determine outcomes.

The Role:

We are seeking an Assistant Project Manager to support our Project Management team across the full project lifecycle — from vendor buyout through close-out. This is a hands-on, detail-driven role for someone who thrives on keeping projects organized, subcontractors accountable, and documentation accurate.

You will work alongside our PM team with real ownership over the coordination and process that keeps jobs on schedule and on budget. The APM role is an entry to mid-level project management role providing a career progression to Project Manager and then to Senior Project manager based on merit and internal needs.

What You Will Do:

Manage RFIs/RFQs, submittals, and change orders through their full lifecycle — including logs and approval chains
Deepen knowledge of how to read and work from commercial construction drawings (tenant improvement and/or ground-up)
Coordinate subcontractors — every verbal direction backed up in writing
Review and approve subcontractor invoices; track budget vs. actual performance against the original bid
Support the buyout and PO process alongside the Project Manager
Maintain organized, audit-ready project documentation throughout the life of each job
Own or support project close-out: collecting lien waivers and final documents, delivering a complete close-out package to the client

What You Need:

RFI/RFQ · Submittals · Change Orders · Invoices · Lien Waivers — Hands-on experience with all of these on commercial projects
Commercial plan reading — Tenant improvement and/or ground-up; you can navigate a set of drawings independently, and the role will deepend that knowledge
Contract literacy — Ability to read AND draft construction contract documents with oversight
Document control — A track record of managing multiple document versions and approval chains over the life of a project
Budget tracking — Ability to learn how to compare estimate-to-actual and how to flagg variance in real time
Close-out — Can walk through how you've collected close-out documents and delivered a package to a client — start to finish
Written & verbal communication — Clear, grammatically correct, and audience-appropriate — you have awareness of the difference between a sub text and a client email
Organization system — A desire to develop and deepen a personal system for staying on top of multiple projects and deadlines
Multitasking — Comfortable managing several jobs and task threads simultaneously

Nice to Have:

Field experience — Time as a superintendent, foreman, tradesman, or laborer — gives you the language and instincts that make sub coordination easier
Medium to Large GC background — Experience at a company grossing $20M+ annually; you've seen what a scaling operation looks like
BuilderTrend — We'll train the right person, but BT experience — especially Schedule, Daily Log, Change Orders, and Lien Waivers — is a head start
2+ years as an APM
Ability to create or build process documentation from scratch — you know how to capture a process, not just follow one
Industry relationships — Warm relationships with owners, GCs, or subs that could open doors to future bid opportunities
Client-facing polish — Tact, poise, and professionalism when you're in front of owners or their reps
