Project Manager – Chiller Maintenance Contract

Location: Texas
Department: Operations & Maintenance (O&M)
Reports To: Program Manager / Contract Manager
FLSA Status: Exempt

Join Our Team

We are seeking an experienced Project Manager to lead and oversee a chiller maintenance contract in Texas. This position is responsible for managing daily operations, supervising refrigeration personnel, coordinating subcontractors, ensuring contract compliance, maintaining quality standards, and serving as the primary point of contact for project execution. The ideal candidate combines extensive technical expertise in large chiller systems with proven experience managing personnel, budgets, schedules, and customer relationships.

What You'll Do

Plan, coordinate, and oversee all contract activities related to chiller maintenance and refrigeration services.
Supervise Lead Refrigeration Mechanics (LRMs), Journeyman Refrigeration Mechanics (JRMs), and other assigned personnel.
Assign work, monitor performance, and ensure timely completion of maintenance and repair activities.
Manage subcontractors and vendors to ensure compliance with contract requirements and performance standards.
Serve as the primary liaison between the company, customer, and subcontractors.
Review, prepare, and process proposals, estimates, invoices, reports, and contract documentation.
Maintain project records, maintenance documentation, and performance metrics.
Ensure compliance with contract requirements, safety regulations, and company policies.
Develop and implement work schedules, staffing plans, and project priorities.
Monitor project budgets, labor utilization, and operational performance.
Lead quality control efforts and ensure work is performed in accordance with industry standards and contract requirements.
Support troubleshooting efforts and provide technical guidance on refrigeration and chiller systems when necessary.
Conduct meetings, inspections, and performance reviews to ensure project success.
Perform other duties as assigned in support of contract operations.

Salary: $90,000 - $100,000 (Annually)

Minimum Qualifications

Minimum 10 years of HVAC/Refrigeration experience, including specialized experience with large chiller systems.
Experience equivalent to a Lead Refrigeration Mechanic (LRM), including: Minimum 5 years of specialized experience working on chillers rated at 100 tons or greater. Extensive experience operating, maintaining, troubleshooting, and repairing centrifugal chiller systems, compressors, pumps, and related refrigeration equipment.
Minimum 5 years of experience managing personnel, contracts, and subcontractors.
Demonstrated experience supervising technical teams in commercial, industrial, institutional, or government facilities.
Experience managing project schedules, budgets, proposals, invoices, and customer relationships.
Strong understanding of preventive maintenance programs, quality control procedures, and contract compliance requirements.
EPA Section 608 Universal Certification (Required)
Texas Class-A HVAC License (Required).
Valid driver's license and ability to pass required background screenings.

Physical Requirements

Ability to visit active mechanical spaces, equipment rooms, rooftops, and construction or maintenance areas.
Ability to stand, walk, climb stairs and ladders, bend, and inspect equipment as needed.
Ability to lift up to 25 pounds and occasionally up to 50 pounds.
Ability to work in varying indoor and outdoor environmental conditions.
Ability to wear required personal protective equipment (PPE) when entering work areas.

Pay: $90,000.00 - $100,000.00 per year
