Full Job Description

JOB SUMMARY

A rapidly growing real estate development firm is seeking an experienced Construction Project Manager who has prior experience to plan, organize, coordinate, and successfully run the on-site new construction of a multi-family apartment complex in Northern California near the Oregon border. We specialize in multifamily renovation and new construction projects and want to have your experience on our team! To be successful, you must have a comprehensive understanding of multifamily or hotel construction, be detail-oriented, and possess the desire to help us continuously improve and grow our business.

ROLES AND RESPONSIBILITIES

The Project Manager position will work closely with the Director by taking charge and overseeing on-site work to achieve budgetary, schedule, safety, and quality goals. The Project Manager is the point person in ensuring end-client satisfaction throughout the entire process. We want you to keep your great reputation as someone who produces excellent work. So, you will coordinate sub-contractors’ work, oversee and report daily progress, manage quality control, and make certain everyone goes home safely at the end of each day. We see the value in information, so comfort with computers is extremely helpful. Of course, since you will be on-site, you may encounter varied worksite conditions and hazardous materials throughout the course of the day.

QUALIFICATIONS

Proficient in leading and working through construction challenges.
Able to create actions plans to solve issues during construction.
Experienced working with project teams to maintain project schedule, budget, quality control, and safety.
Able to travel 50 to 75% depending on project location
Must be able to read and implement blueprints.
Experience with tracking and maintaining project schedules in Microsoft Project.
Familiarity with Procore.
Review the Project Schedule with the General Project Manager and review with subcontractors at weekly meetings.
Prepare contract documents, bid packages, subcontracts, change orders, submittals and RFI’s
Plan and conduct safety meetings and ensure compliance with worker safety procedures
Manage daily communications, including daily logs, meetings, tasks, documentation, drawings, budgeting, photographs, and quality control
Understanding of project documentation to assure the project is following specifications.
Championing site safety training and precautions to ensure zero workplace accidents.
Recommend and implement value engineering and constructability techniques that facilitate on-time and on-budget completion.
Able to communicate the flow of project information within the project team.
Formulate punch lists and ensure follow-through to completion
Work with a variety of stakeholders to lead project walk-through and various inspections.
Manage required job materials to ensure project tasks are completed in a timely fashion.
Act as a point of contact for updates on project timeline and completed tasks.

EXPERIENCE

10 years’ experience in multifamily and/or commercial construction.
High School Diploma or equivalent required; A bachelor’s in construction management is preferred.
OSHA 30 certification is highly preferred.
Experience leading apartment and hotel renovations is highly preferred.
Ability to provide exceptional customer service to both internal and external customers.
Knowledge of Word, Excel, and Outlook required.
Valid Driver’s License: local travel may be required.
