Real Estate Attorney

Independent Contractor | Remote | Contract

Jones & Spross, PLLC

ABOUT THE ROLE

Jones & Spross, PLLC is seeking an experienced Commercial Real Estate Attorney on an independent contractor basis. The practice is lease-heavy: a high volume of commercial leases and shared space arrangements of every kind, from traditional office and retail leases to shared campus licenses, colocations, subleases, and temporary space, plus commercial property purchases and sales for a range of clients. A significant portion of the leasing work supports education clients opening locations across the country, but the practice serves other commercial clients as well. The attorney works within a network model, coordinating local counsel where needed rather than requiring multi-state admission. Secondary experience in education law or technology transactions is a plus.

WHAT YOU'LL DO

Draft, review, and negotiate commercial leases nationwide, including office, retail, industrial, and special-use space (including conversion to school use), often on short (1 to 3 year) terms
Structure and negotiate shared space arrangements, including license agreements, colocations, subleases, and temporary and flexible space arrangements
Negotiate letters of intent, lease amendments, renewals, terminations, and landlord consents; advise on defaults, enforcement, and early exits
Handle lease diligence and compliance, including zoning and permitted use, certificates of occupancy, insurance requirements, and tenant improvement and build-out terms
Handle commercial property purchases and sales for a range of clients, including letters of intent, bids, purchase agreements, due diligence, title and survey review, and closing
Engage and manage local counsel on zoning, land use, and state-specific approvals; quarterback multi-state matters
Negotiate broker and real estate advisory services agreements
Coordinate with landlords, brokers, title companies, and opposing counsel from letter of intent through signing

WHAT YOU BRING

Required

J.D. from an ABA-accredited law school and active bar license in good standing in at least one U.S. jurisdiction
4+ years of commercial real estate experience with a heavy leasing focus
Demonstrated experience negotiating commercial leases, subleases, and license or shared space agreements, and handling purchase and sale transactions, across multiple states or markets
Working knowledge of zoning, land use, and permitted use issues
Proven ability to engage and manage local counsel in other jurisdictions
Exceptional work ethic; very timely in responses and highly efficient with tools, including AI and templates
Able to operate as an independent contractor on a 1099 basis

Preferred

Secondary experience in another education or technology law area, such as education regulatory work, EdTech contracts, or student data privacy
Experience with school or educational facility siting, leasing, and new location openings
Familiarity with construction, tenant improvement, and build-out terms
Experience with real estate aspects of M&A or multi-entity client structures
