Full Job Description

About the Role

We are seeking a Finance Manager to serve as the analytical engine behind our growing residential and mixed-use real estate portfolio. Reporting directly to the CFO, you will work alongside a Controller in a two-person finance function — owning the higher-order modeling, forecasting, and consolidation work while collaborating closely on day-to-day accounting operations.

The ideal candidate is as comfortable building a zero-based budget model as they are reconciling intercompany eliminations across a 10+ entity structure. You will be a key contributor to monthly close, variance analysis, long-range planning, and direct lender coordination — including managing construction loan draw requests for active development projects.

Key Responsibilities

Managerial & Cost Accounting

Track and allocate development costs across mixed-use and residential projects, including capitalization decisions in accordance with GAAP
Collaborate with the Staff Accountant on day-to-day accounting operations, ensuring consistency of coding, reconciliations, and close procedures
Prepare monthly management reporting packages with KPI dashboards tailored to property-level and portfolio-level performance
Manage fixed asset schedules, depreciation, and cost basis tracking across the portfolio

Financial Forecasting & Budgeting

Own the budgeting process, coordinating inputs from property management, development, and asset management teams
Build and maintain rolling 12-month cash flow forecasts at the entity level, with consolidated views for CFO and executive review
Develop project-level proformas for new residential and mixed-use development deals, including construction draw schedules, lease-up modeling, and stabilized yield analysis
Perform monthly budget-to-actual variance analysis, providing written commentary and re-forecast updates
Model financing scenarios (construction loans, permanent debt, bridge facilities) to support capital structure decisions
Support underwriting and acquisition due diligence with financial modeling as needed

Bank Draw & Lender Coordination

Serve as the primary point of contact with construction lenders, managing the end-to-end draw request process for active residential and mixed-use development projects
Prepare and submit draw packages including cost certifications, title updates, AIA G702/G703 schedules, and supporting invoices
Reconcile draw proceeds against the approved project budget and development cost tracker, flagging variances and reallocations for CFO review
Track lender-required conditions precedent, insurance certificates, and compliance documentation to ensure draws are funded on schedule
Coordinate with the general contractor, project manager, and title company to align on draw timing and resolve any lender comments or deficiencies
Maintain a running cost-to-complete analysis by project, updated with each draw cycle to support cash flow forecasting and investor reporting

Multi-Entity Consolidations

Maintain the consolidated financial statements across all operating entities on a monthly basis
Manage intercompany eliminations across a multi-entity structure
Prepare entity-level and consolidated financials for lender compliance packages and annual audits

Qualifications

Required

Bachelor's degree in Accounting, Finance, or related field; CPA or CPA-track preferred
2–3 years of experience in real estate accounting, corporate finance, or public accounting with real estate clients
Hands-on experience with multi-entity accounting structures, including intercompany transactions and consolidations
Proficiency in Excel financial modeling (dynamic assumptions, scenario toggles, linked schedules)
Experience with property management or real estate accounting software (e.g., Yardi, MRI, AppFolio, or equivalent)
Working knowledge of GAAP as applied to real estate entities, including capitalization, depreciation, and revenue recognition

Preferred

Experience with residential multifamily and/or mixed-use development projects
Familiarity with construction draw management, development cost tracking, or cost-to-complete reporting
Prior direct experience submitting draw packages to construction lenders (AIA G702/G703 or equivalent)
Experience supporting lender covenant compliance
QuickBooks Desktop or similar GL platform experience for smaller entity management
