Primary Responsibilities
- As a Building Automation Systems (BAS) Estimator you will be expected to operate independently, as part of a team, set priorities, resolve competing needs to provide timely information, and solve problems.
- Must maintain confidentiality of work-related information and materials.
- This position will work closely with our project management team, engineering/design team, installation team, programming team, graphics team, sales team, subcontractors, and suppliers.
- This position will focus on generating detailed cost estimates, creating bid scopes of work for both plan & spec, design-build and retrofit projects.
- Estimating tasks include material takeoff, equipment selection, development of cost estimate, development of engineering and field hours, and scope of work.
- You will read and interpret project plans and specifications and develop a complete estimate.
- This position combines the application of Controls/HVAC, Electrical/Lighting, Security, technical knowledge with the ability to efficiently develop cost estimates.
- Review and evaluate invitations to bid, plans, and specifications to analyze project needs and understand scope of work, contract drawings and specifications.
- Prioritizes departmental estimate requirements to meet required proposal deadlines.
- Attends pre-bid meetings and conduct site visits, to verify existing conditions to inform cost estimates for the project.
- Provide clear and detailed cost estimates and quantity take offs from controls drawings or points lists.
- Create cost estimates consisting of materials, purchased equipment, and labor to assist in bidding or determining the project price for renovations, retrofits, new installations, upgrades, and change orders.
- Produce cost estimates for a project based on project plans and discussions with clients and engineers.
- Assemble accurate and well-organized cost estimates and provide narratives for in scope items, exclusions, and clarifications for inclusion in proposals.
- Maintain an updated estimating tracking log database with for receipt, completion, and disposition of all incoming estimates.
- Stays up to date on product, supply, and subcontractor prices to ensure accurate estimates.
- Develop and maintain unit pricing and cost estimating database for material, labor and other costs associated with data for products, vendors, and subcontractors.
- Conduct research to determine needs for personnel, materials, and other factors which affect costs.
- Formulate cost break downs to include costs associated with material and all labor categories from estimates as well as for cost breakdown for project progress detailing.
- Meet with potential clients to discuss options for ongoing proposed services.
- Organize vendor and subcontractor quotations, negotiate pricing while ensuring quotes meet contract documents and requirements.
- Must have a thorough understanding and ability to read construction documents, including specifications, schematics, change orders, and submittals.
- Experience interacting with subcontractors and other vendors to solicit proposals.
- Estimated project size would be between $10K and $2M.
- Assists Project Management and Controls Coordinator with managing and organizing digital estimating and project folders to provide the necessary company internal budgeting, billing, and design information and processes as required.
Our Requirements:
- Minimum of 7 to 10 years of Building Automation, HVAC, Mechanical Engineering or Construction Management.
- Bachelor’s degree in Mechanical Engineering or Construction Management, Associates degree in Controls, HVAC, or equivalent related work experience.
- Acceptable Motor Vehicle Report with valid driver’s license.
- Understanding of layout, design, fabrication, and installation of Controls, Mechanical, HVAC, Electrical, and Security systems.
- Additional field experience with Controls Engineering, Design, Installation, Programming, and Graphics is preferred.
- Experience in Industrial/Commercial HVAC, Building Automation Systems, Integration, Energy Management, and Commissioning.
- Strong ability to review and evaluate prints, drawings, schematics, and written sequences of operation to develop digital takeoffs composed of a point list, controller selection, labor, and materials estimate.
- Advanced knowledge of computerized estimating techniques and cost control, plus the ability to interpret computerized cost data and systems are essential.
- Working knowledgeable of Controls tools, materials, PPE, and safe work practices.
- Working knowledge of OSHA safety programs on lock out/tag out, fall protection, confined space, personal protective equipment, asbestos, hazardous chemicals, and other OSHA programs.
- Working knowledgeable of national, state, local code requirements, accepted industry standards, and practices.
- Able to read and interpret blueprints, engineering drawings, submittals, installation instructions, owner’s and maintenance manuals.
- Demonstrate computer skills proficiency with software applications for office, planning, scheduling, duct system layout, system design, system applications, and equipment start-up, and commissioning.
- Demonstrate supervisory principles, scheduling practices, methods, organizational, planning, reading and writing skills.
- Demonstrate interpersonal and communication skills including tact and diplomacy.
- Demonstrate the ability to supervise, coordinate, and delegate scheduling of subordinate personnel.
- Demonstrate the ability to estimate time and materials needed for commercial and residential retrofit projects.
- Demonstrate the ability to prepare and present proposals for commercial controls projects.
- Must maintain confidentiality of work-related information and materials.
- Possess a willing and flexible disposition because of the demands of shared work tasks with Controls, Construction, Service, Project Management, and Administration departments.
- Ability to maintain a positive, willing, and trainable attitude.
- Ability to get along with and work well with people on all levels and departments within and outside the organization.
