SFR3 is a boutique real estate investment fund acquiring $2B+ in affordable single-family homes by 2024. The Fund renovates distressed homes, using software-driven operations to run many tertiary markets concurrently.

We’ve turned thousands of distressed homes from Cincinnati to Columbia into newly renovated, affordable rentals. We’re just getting started – want to join the teams behind all the hard work?

Our first fund owns 9,500+ homes in 19 states.

The Rapid Response Coordinator is a remote, high-output field coordination role. You’re the nerve center between our field operations, law enforcement, vendors, and desk teams—making things happen in real time on unauthorized occupancy (UO) cases, tenant evictions, and special field missions.

This is not a data-entry or call-center job. You will talk to unauthorized occupants, scam victims, law enforcement, attorneys, and senior leadership—sometimes all in the same hour. You need moxy, excellent communication skills, sound judgment under pressure, and the patience to de-escalate when the situation calls for it.

Your Responsibilities

Unauthorized Occupancy (UO) Resolution

Triage and manage all new UO cases, targeting resolution within 14 days
Coordinate vendors, field operatives, and law enforcement to clear occupied homes
Execute move-for-keys (MFK) negotiations and hotel bookings for displaced occupants
Monitor for scam-related activity via email, Igloo dashboard, and field intel
Submit fraud reports to relevant platforms (e.g., Cash App Fraud Team)
Certify and review daily wellness checks on active cases

️ Tenant Eviction Coordination

Manage the field eviction task pipeline from initiation through possession
Schedule and coordinate set-outs with market leads, on-site reps, law enforcement, and security vendors
Negotiate MFK deals with evictees to regain possession faster and more cost-effectively than the court process
Monitor eviction-related Slack channels and respond to field tasks promptly

Information & Field Ops

Flag maintenance concerns and listing issues discovered during field activities
Support ad hoc field missions as assigned (e.g., lease addendum collection, theft investigations)
Relay real-time field intelligence to desk teams, market leads, and leadership

What We're Looking For

Must-Haves

Exceptional spoken and written English—you’re often the first voice someone hears from AAPM
Calm, confident communicator in high-stress or confrontational situations
Natural negotiator: you know when to be empathetic and when to be firm
Self-starter who doesn’t wait to be told what to do next
Comfortable managing multiple live cases simultaneously without dropping threads
Tech-fluent: you can quickly learn and operate new software platforms

Nice to Haves

Prior experience in property management, real estate, legal coordination, or field ops
Familiarity with eviction processes, law enforcement coordination, or housing law
Experience with Salesforce, Pipefy, Missive, AirCall, or similar platforms

What "Excellent" Looks Like

You close UO cases in under 14 days, consistently
Law enforcement and field vendors know your name and respond quickly
You stay composed when occupants are hostile, upset, or uncooperative
You never lose track of an open case and never leave a field team hanging
You find the playbook when one exists—and write it when one doesn’t
Leadership trusts you to handle situations independently, escalating only what truly needs it

Schedule

This is a Wednesday–Sunday role. You will be the primary coverage resource during the back half of the week and through the weekend, when field situations don’t slow down. Monday and Tuesday are your regular days off.

This position is salaried exempt and modeled after the existing RRC team structure. Occasional surge periods (active unauthorized occupancy cases, setout days) may require additional availability, which is expected and built into the role.
