Full Job Description

Title Curative Specialist (Remote)Position Overview

We are seeking an experienced Title Curative Specialist to join our team in a fully remote capacity. The ideal candidate will have a strong background in title curative, title clearance, and resolving title defects, with hands-on experience using ResWare. This position is responsible for reviewing title reports, identifying title issues, coordinating resolutions, and ensuring files are clear for closing while maintaining compliance with company and industry standards.

Key Responsibilities

Review title commitments, title reports, and related documents to identify title defects and curative requirements.
Research and resolve title issues including liens, judgments, probate matters, unreleased mortgages, tax issues, ownership discrepancies, and other title defects.
Communicate with attorneys, lenders, title agents, underwriters, county offices, and other parties to obtain documentation required to clear title.
Prepare and review curative documents, affidavits, releases, satisfactions, and other title-related documentation.
Track and manage curative pipelines to ensure timely resolution of outstanding issues.
Update file statuses, notes, and documentation within ResWare.
Work closely with processing, closing, and post-closing teams to facilitate successful transactions.
Ensure all files meet underwriting guidelines and regulatory requirements prior to closing.
Maintain accurate records and documentation throughout the curative process.
Meet productivity, quality, and turnaround time expectations.

Qualifications

Minimum of 2 years of title curative experience within the title insurance, settlement services, or real estate industry.
Required experience utilizing ResWare.
Strong understanding of title insurance, title examination, and title clearance processes.
Experience resolving complex title defects and curative matters.
Ability to read and interpret title commitments, deeds, mortgages, judgments, and other real estate documents.
Excellent organizational, analytical, and problem-solving skills.
Strong verbal and written communication skills.
Ability to manage multiple files and deadlines in a fast-paced environment.
Proficiency with Microsoft Office Suite, including Outlook, Word, and Excel.

Preferred Qualifications

Experience working with national title companies.
Knowledge of multi-state title curative requirements.
Familiarity with underwriting guidelines and compliance standards.
