The Federal National Mortgage Association, often referred to as Fannie Mae, is a government sponsored enterprise (GSE) that works to provide support services in the United States. Based in Washington, the District of Columbia, Fannie Mae primarily works with mortgage lenders to provide families with loans for housing finance.

Products & Services

Focusing on Single-Family Credit Guarantee, Multifamily, and Capital Markets, Fannie Mae securitizes mortgage loans in the secondary market. Fannie Mae converts single-family and multifamily loans into Fannie Mae mortgage-backed securities and manages the purchase of such mortgages loans. The organization offers credit enhancement, debt financing solutions, and other services. Regarding the Capital Markets segment, Fannie Mae participates in investment activities and offers funds to the mortgage market. Capital Market activities encompass loan transactions, real estate mortgage investment conduit, early finding transactions, and more. Its customers range from loan associations and savings banks to credit unions and local housing agencies.

History

Due to the 1938 amendments to the National Housing Act, Fannie Mae was created within Franklin D. Roosevelt’s New Deal. The organization was established to help finance home mortgages and raise affordable housing and improve home ownership levels within the U.S. The company enjoyed three decades as a monopoly over the secondary mortgage market before becoming a privately held company in 1968. During the late 2007 mortgage crisis, Fannie Mae and other GSEs faced competition with Mortgage Backed Securities and lost control over the mortgage originators, which attributed to the financial crisis. Today the company strives to help the economic recovery and in recent years has helped more than a million families avoid foreclosures.
