The Project Manager/Estimator directs all aspects of managing multiple, concurrently running, new and existing projects as awarded projects are delegated. The Project Manager/Estimator executes and coordinates projects from the award phase to successful job completion while keeping in budget constraints and daily operations. The Project Manager/Estimator prepares bid cost estimates by analyzing construction costs through the review and study of project requirements. This position requires regular travel to project job sites.

Project Manager(80%)

  • Download and print project plans and specifications. Coordinate procurement of materials within budget with the Purchasing/Warehouse Manager
  • Setup new, and maintain existing, projects in Sage 100 with budgetary, project contacts, change orders, etc.
  • Arrange project “start-up” meeting with the estimator to discuss and understand the nuances of the project, strategize potential cost savings and other pertinent information
  • Assemble and review blueprints and fixture submittal books prior to project implementation with a prepared scope of work and issue submittal books and blueprints to the Field Supervisor(s) and/or the Project Foreman
  • Ensure materials, tools and equipment deliveries (including rental EQ/tools) are coordinated with the Purchasing Manager prior to job start up and throughout the life of the project
  • Manage the product submittal process, generate and maintain RFIs and Change Order Logs, obtain and prepare permit drawing, applications and permits
  • Ensure efficient use of technician labor hours and materials within budget and in coordination with the Field Supervisor(s). Analyze actual vs. budget and timeline reports. Email reports and variances to the Field Supervisor(s)
  • Prepare, process and submit monthly SOV, progress billing and invoices in Sage 100. Include additional documentation required by GC/Owner
  • Deliver projects to code, on schedule, per the General Contractor’s/Owner’s requirements throughout the lifecycle of project
  • Maintain and build strong relationships with sub‐contractors, vendors and clients
  • Identify cost savings opportunities for labor and/or materials per the estimate
  • Direct all scheduling throughout the lifecycle of project with Field Supervisor(s)
  • Coordinate returns for credit, backordered items and/or left over project materials with the Purchasing/Warehouse Manager
  • Prepare, assemble and submit printed Owners’ operational manuals, project specifications, as-built drawings, close-out documents, warranty letters and other related contract documents
  • Coordinate and communicate the daily man power schedule/dispatch for all projects to the field crews and the field supervisor by 2:00 p.m. Answer/address scheduling questions as needed
  • Verify and process partial and final lien waivers

  • Identifies labor, material and time requirements by analyzing blueprints, drawings and other specifications
  • Understands contractual terms and conditions
  • Delivers intelligent and perceptive RFIs
  • Provides clear detailed quantity take-offs
  • Assembles accurate and well organized estimates by deadlines
  • Organizes sub-contractor and vendor quotes while ensuring quotes meet contract documents
  • Assembles material and labor costing information for the company historical databases
  • Formulates cost break downs from estimates for project managers pre-construction budgeting
  • Attends periodic, pre-bid walk through
  • Works with other company estimators assembling bid proposals
  • Meets with Senior Estimator to strategize responsibilities and requirements on bid opportunity
  • Prepares for and coordinates a project turnover meeting for new projects. Meeting is shared between the assigned Project Manager, Field Supervisor and Foreman. Meeting consists of an introduction to the project, budgets, cost-saving ideas, and/or areas of concern, and the general requirements of a given project
  • Prepares estimate documents such as; proposals, blueprints, specifications, and other related documents
  • Prioritizes and schedules bid workflows and deadlines
  • Obtains bids from vendors and subcontractors by specifying materials; identifying qualified subcontractors; negotiates pricing
  • Maintains professional and technical knowledge by utilizing technical support programs and continuing education

Qualifications & Skills:

  • Preferred Proficiency in Sage 100 Construction
  • Required 3+ years’ experience in Commercial Plumbing/Construction
  • Excellent verbal, written and interpersonal skills including an ability to communicate effectively with clients, vendors, staff and management
  • Proven ability to organize and manage multiple priorities in a very fast paced environment
  • Proficient in spreadsheet, database and word processing, including Microsoft Office, Excel power user preferred
  • Must demonstrate the following personal attributes: honesty and trustworthiness, respectfulness, cultural awareness and sensitivity, flexibility, sound work ethic and accountability
  • Must be able to pass a pre-employment background check and/or drug screening
  • Must have reliable transportation
  • Proven ability to analyze, research, estimate, strategize and disseminate quality information

  • Must be an independent self-starter, motivated, energetic, with excellent time-management skills that drive results

Physical Requirements:

  • Job site visits require wearing protection equipment; hard hat, safety glasses, hearing protection, gloves, safety shoes, high visibility vest and other items
  • Occasional heavy lifting, kneeling, stooping, and crouching. Ability to maintain balance
  • Frequent moderate lifting, repetitive motion, bending, walking, climbing ladders, and working from heights
  • This position may be required to work extra hours depending on demand
