Job Description
The Office Services Director provides real estate and facility management, support, and vision to corporate locations. The Director plans, directs, and monitors activities and operations and provides advice and consultation to corporate office leadership on strategy relating to facilities management, real estate, capital improvement, and records information management. The Director develops and implements Corporate Records Information Management strategy, program policy and procedures, guides strategic projects and participates on key task forces. The Director participates with planning, acquisition and development of existing and new properties and develops and implements facilities and lease management strategy, vendor management and facility disaster recovery. The Director recommends and develops corporate policy and procedures and coordinates internally and externally on all future corporate facilities planning. The Director leads a team of Facilities Management personnel engaged in providing support services that allow the facilities and its personnel to operate efficiently and effectively.

Knowledge, Skills & Abilities

Preferred Qualifications

Bachelor's Degree, Business Administration, or related field.

Minimum of 10 years experience working in facilities and real estate at a management level within a Fortune 500 corporate environment.

Experience working with a diverse range of responsibilities.

Recent experience with facilities software required, CenterStone preferred.

Past experience with business continuity/resiliency planning preferred

Principal Responsibilities

Directs, plans, manages and executes all corporate real estate activities, including lease administration, construction, facilities management, analysis and capacity planning.

Provides advice and consultation to corporate leaders, works with senior and executive management, partners with all stakeholders to execute strategy related to Facilities Management, and Real Estate providing optimal facilities for business needs.

Develops and Implements a Corporate Records Information Management strategy, policy and procedures to ensure security of company records through their life cycle.

Develops and implements Emergency Planning and Disaster Recovery plans and procedures to ensure continuity of services.

Participates in establishing durable policies and procedures ensuring compliance with regulatory authorities and city and state advisory committees.

Acts as an expert resource for the Company to design, develop, execute and manage Facilities, Security and Records initiatives, leading strategic projects, and participating on key task forces.

Coordinates with corporate leadership to facilitate delivery of long range planning and development of capital improvement programs.

Directs design development and construction management for new facilities and build outs of existing corporate facilities ensuring timeliness, efficient space utilization and ensuring resources and budgets are assigned and adhered to.

Manages all elements of property acquisition, including real estate due diligence analysis, guidance on alternatives, RFPs and lease negotiations, working with outside contractors, brokers, vendors, landlords, consultants, along with internal constituents.

Oversees development of programs and provides direction and leadership to the corporate Facilities team to ensure consistent Facilities Management support of all business and organizational activities in the corporate office ensuring a positive, safe and secure work environment.

Qualifications

Minimum of 10 years of directly applicable, progressively responsible Facilities Management and Records Management experience.

Minimum of 10 years of experience in a management position with responsibility for all aspects of Facilities Management and Records Information Management.

Excellent organizational skills and knowledge of all phases of physical plant operations.
