We are seeking a regional property manager for our Rochester portfolio. You will be responsible for the daily operations, fiscal performance, and overall success of the portfolio by performing the assigned duties either personally or through your team you will manage.

Responsible for the daily operations, fiscal performance and overall success of the residential portfolio in the assigned region. Duties will be performed following Company procedures and in accordance with EHO and EEO regulations and guidelines. All of the following duties are the responsibility of the Regional Property Manager, either personally or through subordinate staff.

Requires no supervision. Self-directed and self-motivated. Prioritizes and sets deadlines. Assist others in prioritizing, setting deadlines, problem solving, etc. Requires a high level of initiative, innovation, and a big picture focus. Directs the work of others.

Essential Duties and Responsibilities include the following. Other duties and projects may be assigned.

Periodically travel to assigned properties to inspect the common areas, parking lots, car ports, models and vacant apartments and ensure that the property has sharp curb appeal.
Take action to remedy any safety or health hazards or unusual events. Work with Risk Management to ensure that all employees are properly trained in safety awareness to limit property loss and damage or injury to tenants, employees or guests.
Develop an annual operating budget in line with the company’s goals and objectives for each property.
  • Direct property operations in a manner that is consistent with the property budget.
Ensure that the policies for authorized purchases/expenses are followed at all properties.
Ensure all invoices are promptly approved, properly coded and timely submitted to accounting for payment.
Implement programs designed to increase NOI and/or property value.
Ensure and oversee training for sales/leasing, marketing, maintenance, and other support staff.
  • Maintain property records according to federal and state guidelines and IRET requirements.
Orchestrate and implement guidelines set forth by/with the Safety Coordinator.
Coordinate and implement marketing strategies, advertising campaigns, and resident retention programs.
  • Directly oversee all large-scale capital improvement projects.
  • Ensure that rent collection remains a high priority. Consistently follow all aspects of the IRET rent collection policy.
Direct the implementation of preventative maintenance programs for mechanical systems, roofs, building exteriors, and structural building components.
Back up for this position may be provided by the Senior Regional Property Manager, or other personnel as assigned.

Contractual and approval authority up to $50,000. Business travel authority must be approved by supervisor when not within their assigned region. Has a credit card limit of $5,000.

Supervisory Responsibilities:
Leads, directs, hires, terminates, coaches and supervises the Community Manager’s in the region. Monitors and approves all leave requests and timecards for all staff.
Ensures that all staff complies with internal policies, department programs, training requirements, Fair Housing laws and all other applicable rules and regulations.
Recommends employees for participation in internal or external educational and training programs.
Train new staff on quality requirements, policy, and procedures.

Other Requirements:
Some evenings, weekends, and holidays may be required. Travel to properties within region is required.

Equipment Issued:
Expected to carry a mobile phone, but eligible for a monthly reimbursement according to company policy.

Community Involvement:
Expected to belong to and/or serve on committees of local service clubs, charitable giving programs, merchant associations, Chamber of Commerce, or other business networking groups. Expected to participate in service projects, and to establish and maintain contacts within the community to promote IRET.

Education and/or Experience – A Bachelor’s degree in Business, Management, or a related field is preferred; or 6-8 years’ experience in property management or related industry; or equivalent combination of education and experience required. Minimum of 2 years’ supervisory experience is required, with experience managing managers preferred. Background in property management and/or sales is preferred.
Driving Requirements – requires a Valid Driver’s License as expected to travel within region.
Physical Demands – While performing the duties of this job, the employee is regularly required to talk or hear. The employee is frequently required to sit. The employee is occasionally required to stand; walk; use hands to finger, handle, or feel; and reach with arms and hands. The employee must occasionally lift and/or move up to 10 pounds. Computer Skills – To perform the job successfully, an individual should have knowledge of Spreadsheet software and Word Processing software. Understanding and ability to use Microsoft Office and web-based software in a professional manner is required.
