The Senior Corporate Real Estate Manager functions as the central point of control and management for all Bayhealth Real Estate interests and transactions.
The responsibilities are enterprise-wide and touch all functional departments of the organization that occupy Bayhealth owned and/or leased facilities throughout Delaware inclusive of corporate offices, outpatient facilities, medical offices, warehouses, medical and professional office buildings, and related facilities. This role will report to the Vice President of Corporate Support Services.
Working as a partner in the business development process, the Senior Corporate Real Estate Manager develops cost effective real estate solutions in alignment with Bayhealth's Strategic Plan incorporating factors such as location, lease vs. own, length of lease term, financial commitment, exit strategies and operating expense budgets, all of which influence the scope, timing and cost of the strategic business decision.
Minimum Education and Experience:
Bachelor's Degree in Business Management, Real Estate or Related Discipline
7 years of professional experience (3+ at a senior level) in a real estate transaction management role in a corporate environment.
Demonstrated proficiency using standard office and project management software applications
Ability to obtain Certified Property Manager (CPM), MCR or CCIM designation within one (1) year
Certified Property Manager (CPM), MCR or CCIM designation preferred
Special Knowledge, Skills, and/or Abilities:
Real estate management skills – involving transaction management and property management in a corporate environment (including valuation, markets, deal structuring, property management, lease administration, and principles of real estate law). Healthcare real estate experience is desired
Real estate financial skills – proficiency in real estate financial analysis, discounted cash flows and analysis of real estate market data. Understanding and working knowledge of real estate investment principles. Understanding of healthcare commercial real estate financial principles
Excellent negotiation skills – ability to incorporate key business terms into a lease
Strong people leadership and change management skills required
Must be proficient in reading, writing, and speaking English.
