Relocation Strategies is expanding to Seattle! The role of the Director of Business Development is to make personal sales as well as build a sales team from the ground up.

In the role of the Business Development Representative, you will prospect for new clients by networking, cold calling, marketing or other means of generating interest from potential clients for their associated relocation/transition projects. Ideal candidates will be results driven and highly motivated to develop a rapport with new clients and provide support that will continually improve the relationship. Required to grow and retain existing accounts by presenting new and ongoing services to clients.

Strategic planning is a key part of this job description, since it is the Director of Business Development’s responsibility to develop the pipeline of new business that supports a growing team of Business Development Representatives coming into the company. This requires a thorough knowledge of the market, the solutions/services the company can provide, and the company’s competitors.

The main duties of everyone on your team can be summarized as follows:

New Business Development

  • Prospect for potential new clients and opportunities for local and national projects
  • Cold call to ensure a consistent pipeline of opportunities
  • Meet potential clients by growing, maintaining, and leveraging your network
  • Identify potential clients and decision makers within the client organization
  • Research and build relationships with new business contacts and companies
  • Identify untapped local market opportunities and business relationships
  • Set up meetings between client decision makers and company’s practice leaders
  • Plan and execute sales methods, pitches and proposals
  • Develop custom client service agreements
  • Handle objections by clarifying, emphasizing agreements, and working through differences to a positive conclusion
  • Meet with company leadership on a routine basis to discuss sales strategies, market opportunities, and current sales cycle
  • Forecast sales by market segment
  • Exceed overall sales targets set by management within local market

Business Development Networking

  • Attend industry functions, such as events and conferences of NAIOP, CREW, ULI, UC Real Estate Round Table, etc.
  • Engage and educate members of industry groups regarding company products/services
  • Identify opportunities for campaigns, services, and referral sources that will lead to increased sales
  • Discover products/services in the local market that might compete with company products/services
  • Discover products/services in the local market that might augment, cooperate with, or become subcontracted company products/services
  • Use knowledge of the local market and competitors to develop the company’s unique selling propositions and differentiators
  • Keep management informed about potential market, revenue, products, services, competitors, partners, clients, and opportunities

Other

  • Continual use of company’s Customer Relationship Management tool, Base CRM
  • Use of Microsoft Office and Prezi

As the Director of Business Development, you will have additional responsibilities growing and managing your team as follows:

Direction

  • Work with management to determine in what order to market segments as well as how to segment the market for best utilization of the business development team
  • Oversight of the business development team, including sales training and general mentoring. Company management has extensive management experience, so issues around hiring, assertive performance management, and termination may be delegated to company management based on candidate's comfort and experience.
  • Productivity analysis

Qualifications

  • Bachelor’s degree or Real Estate Broker license with 5+ years selling commercial real estate
  • 10 years history of sales individually valued between $50,000 and $500,000 to multiple companies
  • 3 years selling $500 thousand gross profit annually
  • 5 years B2B Outside Sales experience
  • Well-rounded knowledge and experience in all aspects of sales methodology
  • Excellent organizational skills and time management skills; ability to balance and manage multiple priorities across several company offices and numerous remote customer sites
  • Communicate effectively verbally and in writing to a diverse group of customers and internal groups and/or individuals
  • Exceptional presentation and interpersonal skills
  • Innovative, customer-oriented thinker, able to identify and capitalize on opportunities
  • Absolute personal and business integrity

Preference given for

  • 5 years management experience
  • 5 years selling services
  • 3 years architectural, construction, or project management experience
  • 3 years managing team selling $3MM profit annually
  • 2 years building sales teams from scratch
  • 2 years networking with real estate professionals in Greater Seattle
  • Knowledge of commercial real estate within company’s franchise territory
  • Commercial real estate experience
  • Public speaking

Compensation

Competitive salary, excellent commission and bonus plan based on personal as well as total Seattle sales volume. Performance-based equity is negotiable in the future but not offered at this time.
