Provide leadership and oversight for the day-to-day operations of Millennia’s’ Design Department, including Construction, Project Management and Project Administration activities associated with the specific Market Sector of a Business Unit. Directly manage a staff of 4-6 as well as oversight of Project Managers, Superintendents, and Project Support staff. Assist in the development and implementation of corporate policies and procedures to achieve established corporate goals and support the corporate mission statement. This position reports directly to the Chief Executive Officer (CEO).
Day to day responsibilities for Millennia’s Design and Constriction Director

Responsible for controlling projects from start to finish to ensure high quality, innovative and functional design
Developing architecture in line with companies’ standards, building’s usage and environmental impact
Select material, organize products, standardizing selections within project and companies’ guidelines
Directs the development and implementation of design and construction standards to ensure projects are executed with the appropriate levels of quality, efficiency and sustainability
Develop project scope, schedule, and budget, and drive resolution of issues that arise through the construction period while controlling cost.
Manages and leads new project processes through project management, negotiation, vendor management, labor control financial budgeting/analysis and project scheduling from pre-construction through completion
Oversee and direct all capital expenditures for the construction and renovation of projects
Effectively communicate at all levels to gain support and approval for project decisions
Property site measuring and verification via photographing sites, assembling blueprints, etc.
Oversee the entitlement process from site plan approval, environmental, building and all other permits required for development
Coordinate with the design and construction teams to ensure that timelines, plans, and specifications are being followed
Ensure the delivery of projects, on time and within budget, and in alignment with company growth and portfolio strategies

Care and Concern Line
A minimum of 10 years of progressive experience in design and construction.
A bachelor’s degree in related field and 5+ years of experience in affordable housing capacity
Visual awareness and an eye for detail
Strong imagination and the ability to think and create in three dimensions
Expert knowledge of building products, construction details and relevant rules, regulations and quality standards
Ability to become Green certification (LEED certified)
Ability to lead Millennia’s transformation into a ‘Green’ company, by standardizing energy-efficient products and equipment, utilizing environmentally-friendly construction techniques, and implementing sustainable management practices
An excellent communicator and presenter, both verbally and in writing
Highly independent, a self-starter, and a problem solver. Resourceful
A strong planner and organizer
Excellent analytical, decision-making, organizational and time-management skills

Expected Hours of Work & Travel
Days and hours of work are generally Monday through Friday and frequent weekend shifts.
