Position Specifics

Reporting to the Director of Project Management, the Site Manager will coordinate all site-construction activities and supervise all field personnel as required to successfully complete the project on schedule and within budget. This includes maintain the highest quality of work practices, while administering good construction safety with all on-site activities.

This person will schedule, coordinate, and supervise craft and subcontractor activities (may include trade groups such as laborers, millwrights, electricians, etc.) while working within specific construction disciplines (i.e. electrical, structural, mechanical).

The ideal candidate for this managerial role is a hybrid of a leader, coach, and negotiator.

Essential Duties and Responsibilities

Pre-Bid/Estimating Change Order
Support the estimating process by determining best method of construction, appropriate manpower levels, accurate material quantities of equipment, temporary power sources, work schedule, and documenting actual hours worked.
Review scope of work and specifications
Vet subcontractors
Participate in Risk Review process
Pre-Construction
Identify pre-mobilization activities in conjunction with the Project Manager
Manage site pre-construction including pre-construction survey, job site utilization and staging plans
Develop start-up schedule with the Project Manager
Assist in formulating and implementing construction schedules in the field
Hire and manage site supervisors
Scheduling & Planning
Direct all field personnel to achieve completion of project on schedule, within budget, with quality workmanship that conforms to the original plans and specifications
Provide progress reports with “look ahead” schedules to the Project Manager and the field staff
Schedule inspections as necessary
Prepare material requisitions for equipment, tools, and consumables and coordinates with procurement to obtain material
Maintain as a liaison with other departments (i.e., Material Control, Purchasing, Quality Control, Engineering) to ensure all required materials, equipment, inspections, etc., support craft activities and project schedule
Safety
Make safety a top priority
Promote job site safety, encourage safe work practices and rectify job site hazards immediately
Ensure that all subcontractors participate in a safety training prior to starting work on the project
Review the project daily to ensure that all activities are being performed in accordance with all OSHA and governing requirements and the project site specific safety plan
Quality Management
Ensure that inspections are approved, documented, and communicated to the project team
Ensure that all non-conformances are entered and tracked
Sub-Contractor and Site Management (throughout length of project)
Work with PM to identify and resolve personnel issues and construction process revisions
Maintain communications with all other stakeholders, resolve disputes, work area requirements, etc., as necessary
Optimize the use of Millwright labor and/or Electricians, materials and equipment
Assist in resolving construction problems (lack of productivity, work interfaces, etc.) as required
Mobilize the field office and maintain the job site to Lummus standards
Manage subcontractor performance to quality and ethical standards
Manage all phases of the construction process including documenting and reporting site activities and progress
Meeting Management
Attend pre-mobilization and project coordination meetings
Attend/chair safety meetings
Attend monthly schedule review meetings
Attend closeout meetings
Attend/chair customer meetings
Administrative Management
Complete and implement construction checklists including contact & emergency phone lists
Complete daily reports and maintain logs of key activities, files, and shop drawings
Manage the quality and condition of all material deliveries
Verify deliverables and expedite any missing or backordered materials
Maintain required safety reporting and all other required files to Lummus standards
Ensure that as-built working drawings are maintained, i.e.; Red-Lines
Prepare reports and forecasts, including summary of construction progress, job manpower forecasts, and expenditures forecast
Review and approve time recording

Requirements
5+ years’ experience as a Superintendent/Site Manager
Strong verbal and written communication skills (able to speak effectively to large groups or customers or employees within organization)
Proficiency in Excel, Word, Outlook, MS Project
Experience planning and scheduling
Flexibility to work in Union/Open-shop projects
Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Must have an ability to compute rate, ratio, and percent and to draw and interpret bar graphs.
Flexibility to work extended work schedules as required to support the project execution plans and schedules (including weekends at specific stages of the project)
Experience supervising Direct Hire Trades personnel
Bachelor's degree in Construction Management or related field (or 5+ years’ experience)
Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals
Strong problem-solving skills; able to deal with a variety of concrete variables in situations where only limited standardization exists
Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form
Ability to write routine reports and correspondence
Self-motivated; strong work ethic and drive for success
Ability to function effectively in a team setting
Travel up to 50% of time (less when assigned to a specific project’s location

Preferences
Preferred 5-7 years of Construction experience as a Superintendent within similar industry (UPS/FXG or parcel)
Bi-lingual (Spanish)
