This position reports directly to the Director of Property Accounting. The Property Accounting Manager is responsible for coordinating and directing the timely production of monthly owner reports and all necessary schedules for reconciliation. The Property Accounting Manager prepares monthly schedules for the timely preparation of owner reports. The Property Accounting Manager must review monthly reconciliation schedules, all owner reports, bank reconciliations, escrow reconciliations, sales tax reports, and replacement reserve requests for accuracy. The Property Accounting Manager is also responsible for hiring and training new property accountants as well as on-going training of the members of their team. The Property Accounting Manager must also enforce all accounting policies and procedures and assist in the development of the procedures when required. Additionally, the Property Accounting Manager is responsible for evaluation of the performance of the Property Accountants on their team.
Position requires frequent contact with Community Managers, Accounting staff, and Regional Portfolio Directors. A working knowledge of Microsoft Excel and Word is required. A thorough knowledge of accounting principles is also required for this position.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
Preparation of monthly schedule for the timely completion of Owner Reports.
Complete and accurate review of all monthly reporting.
Correctness of all journal entries, accruals and supporting schedules, including review of proper back up.
Timely reconciliation of outstanding reconciliation items.
Accurate preparation of bank reconciliation and escrow reconciliation.
Accurate and timely filing of sales tax reporting.
Complete review of replacement reserves for correctness and completeness. Follow up on reimbursements from Lender.
Make sure follow up items are completed by members of their team.
Enforce timely and accurate filing of site and accounting information
Approve Management and Asset Management Fee calculations payable.
Approve sales tax audit and monthly sales tax returns; manage correspondence with taxing authorities; manage the application/cancellation process for licenses.
Prepare annual performance and salary reviews for member of their team. Assist team members in setting goals and follow through on the attainment of those goals.
Prepare training programs to train new members of the team as well as on-going training of existing members.
Prepare or assist with preparation of funding requests and other lender reports as required.
Communicate with Community Managers and Regional Portfolio Directors
Assist Property Accountants with questions.
Assist Director of Property Accounting with policy and procedure enforcement and development.
Promptly resolve employee problems and performance issues following the procedures set forth by Shelton Real Estate Services.
Other related accounting projects as requested.
Assist Director of Property Accounting with Preparation of year-end workpaper schedules.
Assist Director of Property Accounting with obtaining audit information as required.
Track Replacement Reserve submissions with Accounting Specialists and correspond with Owners and Lenders regarding Replacement Reserve Requests.
Manage the upload of annual budgets into the financial accounting system, including review and audit as well as change/revision tracking.
Facilitate communication with lenders, including monthly, quarterly and annual requests for financial statements.
Update Property Accounting Manager Procedure manual.
Facilitate changes in sales tax requirement and taxation.
Assist sites with complex procedural issues.
MINIMUM KNOWLEDGE, SKILLS AND ABILITIES REQUIRED:
Excellent verbal and written communication skills.
Strong attention to detail and excellent organizational and follow-up skills.
Advanced proficiency using MS Word and MS Excel.
Ability to communicate with staff and site employees in a concise manner.
Significant experience utilizing both Cash and Accrual methods of accounting.
Ability to motivate and improve performance of team members.
Ability to multi-task efficiently.
EDUCATION AND WORK EXPERIENCE REQUIRED:
Bachelors Degree in Accounting
One year of Supervisory Experience.
Knowledge of office operations and procedures.
Knowledge of use of office equipment.
Experience using MS Word and MS Excel.
