Your day to day
With guidance from Vice President and Senior Director CIT, this Manager role will be instrumental in contributing to the growth efforts of IHG through strategic investments, partnerships new development and existing projects for single assets, portfolio and new Brand ventures with and without strategic capital partners in different regions. This new role will also require expertise in order to unlock value from existing assets via asset management, project management both internally and externally as well as structured workouts, management and franchise licensing of multiple brands for the various regions. The CIT Manager role will be a key member of CIT and help coordinate with Development, Operations, Design & Construction, Brand Management, Tax, Legal, and Finance Departments to ensure all issues relevant to development projects are properly identified, analyzed, and documented in the Company’s capital papers. The CIT Manager will take the lead to prepare draft capital papers and present slides on IHG, project status updates to our capital partners, etc. for both internal and external clients. This candidate must be a good communicator, be able to work independently, and manage multiple projects and ultimately source new growth projects in order to grow within the organization. Ideally, this new CIT Manager can speak several language to navigate and enhance communication with investors and industry participants from all over the world and also take a more leadership role. .
Essential Duties and Responsibilities
Meeting Presence: Participate and contribute to key investors meetings with CIT executives and other IHG Leadership by providing pre-meeting research, investment memo summary and key transactions highlights, and also document discussions post-meeting. The material and information discussed during those meeting will always be of very high confidential nature so the CIT Manager will be required to demonstrate total confidentiality both internally and externally.
Asset Management: Collaborate with Directors and/or Vice President CIT with asset management duties to include review of capital budgets and expenditures and monitoring key metrics such as performance tests, fee thresholds, or ROFOs within existing managed and/or franchised estate. That role also include supporting any capital recycling initiatives such as refinancing activities and disposition coordinating process with third-party consultants and internal stakeholders.
Financial Modeling / Investment Analysis: Must demonstrate an excellent understanding of NPVs concepts with emphasis on real estate transactions and investor metrics and guidelines. Coordinate financial analysis with Finance and Operations and be able to assist as needed in creating own financial models for any Brands within all segments that is consistent with IHG underwriting guidelines and also reflecting investors/lenders practices. Have a high level of comfort in reviewing P&L statements and convey findings, suggestions, concerns with such P&L statements. The CIT Manager will also be required to expand her/his ability to collect/analysis and present data from various consultants in the industry.
Market Analysis: Coordinate with various internal and external groups to perform periodic market analysis and competitive set reviews by reviewing existing supply and demand generators in market place and identifying competitive assets. Review occupancy and ADR performance trends. Demonstrate solid understanding of capital markets and key players in both equity and debt markets. As part of this role, the CIT Manager will be required to attend selected local and national hotel real estate events to develop network and collect data
What we need from you
Bachelor’s Degree in Real Estate, Finance, Hotel Management, or a relevant field of work in combination with work-related experience.
5 years progressive work-related experience in real estate and/or investment appraisal / capital markets in the hotel industry or similar setting. Demonstrate technical and business knowledge and understanding of multiple disciplines/processes related to the position.
Technical Skills and Knowledge
Demonstrated effective verbal and written communication skills for the purpose of providing information to clients, vendors, senior management and staff.
Ideally, the CIT Manager will be able to speak several languages to enhance communication with global investors and market participants across the regions
Demonstrated knowledge of financial principles and modeling processes.
Must be fluent with investment analysis techniques including NPV, IRR, and DCF
Demonstrated project management experience in organizing, planning and executing large-scale projects from conception through implementation
Advanced knowledge and experience using Excel, Word, Access, MS Project and other related programs.
Demonstrated ability to analyze and draw conclusions from complex financial, statistical and marketing/sales data.
Demonstrated knowledge of current business, economic and industry trends surrounding capital investment in the hotel industry. Demonstrated analytical and commercial judgment skills.
Demonstrated knowledge of financial principles and knowledge of Federal, State and local laws and regulations related to company investments and the financial aspects of acquiring capital assets.
