Interior Project Manager
Position Summary: The Project Manager oversees the production of interior and some external residential remodeling projects through completion. The Project Manager will coordinate production efforts with internal teams and external partners and will complete both hands-on and administrative duties overseeing multiple projects at once. Each day will bring different challenges and tasks in keeping track of schedules, contract terms and budgets. They will communicate a continuous improvement and growth mindset and possess strong ability to interface with, build relationships, and successfully influence others. Position Reports To: Director of Operations
Supervisory Authority: The Project Manager oversees all J&J Contractors I field crew assigned to the projects. The Project Manager shall delegate their duties and responsibilities and be held accountable for their performance. The Project Manager also oversees all hired trade partners and is also held accountable for their performance. The Project Manager has the authority to add and/or remove staff and/or trade partners from jobsites as necessary in alignment with objectives to carry out the work and achieve the key results of the company.
Essential Duties and Responsibilities:
- Single point of contact for clients, managing the project production process from pre-construction through construction completion accountable for all projects delivered on time, per contract, and budget.
- Work with staff and trade partners to ensure understanding of the project scope and completed vision setting cost estimates, schedules, and productivity goals.
- Source and establish relations with key suppliers and trade partners negotiating labor and/or material costs associated with each job to align with budgetary targets.
- Authorizes and schedules product procurement, delivery, returns, installation, field crew, and trade partners for all projects in accordance with master project schedule, contract, and budget.
- Maintains strict adherence to company quality standards and compliance with building and safety codes and any other state or municipality rules and regulations.
- Conduct on-site meetings, site visits, and communicate regularly via verbal and written updates with clients, field crew and trade partners monitoring progress. Attend internal project meetings with sales, design, and management for updates.
- Maintain standard construction methods and operating procedures, including company policies and procedures.
- Audit all direct labor, trade partner performance and material expenses tracking progress against master project schedule, contract, and budget.
- Develop and estimate change orders obtaining client agreement and process internally.
- Handle complaints, settle disputes, and resolve grievances and conflicts.
- Other duties as assigned or apparent.
Required Knowledge, Skills, and Abilities:
- Associate degree or technical certificate in relevant field – construction, construction management, engineering, architecture and/or equivalent experience.
- Minimum 3 years’ experience in construction and/or construction management; general contractor experience a plus.
- Thorough understanding of construction rough and finished materials, mechanical, electrical, and plumbing building systems.
- Ability to read blueprints, structural drawings, and plan sets.
- Advanced knowledge of construction management processes means and methods.
- Thorough knowledge of OSHA compliance and safety standards. OSHA 30 certification a plus.
- Understanding of construction finance and measures of performance.
- Solid ability to build relationships, to motivate, negotiate and persuade diverse groups and individuals.
- Ability to manage challenges, conflict, and crisis management.
- Organizational and time management skills with the ability to shift priorities and deal with changing demands in an effective manner.
- Strong verbal, written and interpersonal skills to connect with diverse audiences.
- Competency in Microsoft Office Suite specifically Word, Excel, and Outlook; experience in Buildertrend and/or other like software.
- Strong work ethic and accountability. Positive attitude open to teamwork and thoughtful approach to management while holding people accountable.
- High personal motivation and energy with sense of humor.
- Valid driver’s license, two-year clean driving record, car insurance and reliable mode of transportation. Ability to travel locally.
Physical Requirements:
- Frequently (75% to 100%) standing, walking, sitting, light lifting, light carrying, handling, speaking, hearing, seeing, and typing.
- Occasionally (up to 30%) moderate to heavy lifting and carrying, stooping, kneeling and reaching.
Evaluation:
The evaluation will occur on an annual basis and will be based on job description, previous assessment, if applicable, and strategic and financial performance of projects. The evaluation will be conducted, and results compiled by the Director of Operations for discussion.
