Become an integral part of the Friedman Team, by becoming the leader of one of our real estate portfolios located in Metro-Detroit! This is an excellent opportunity for an experienced property manager looking to provide creative solutions for tenants and be on the cutting edge of office solutions.
Overseeing the day-to-day property management responsibilities for a commercial office portfolio in Metro-Detroit.
Providing direction and leadership to a team of property management and maintenance professionals.
Overseeing preparation of reports, annual budgets, and other documents for owner in accordance with the management agreement.
Providing proactive, creative, and time-sensitive solutions to upper management.
Establishing and maintaining strong tenant relationships.
Tracking budget variances.
Reviewing and approving all recurring & non-recurring payables.
Reviewing and approving operating expense estimates and reconciliations.
Monitoring rent collections, cashflow and property cash requirements.
Performing regular property inspections.
Overseeing selection and performance of property vendors.
Overseeing coordination of tenant move-in/move-outs.
Overseeing construction projects, including construction contract and invoices.
Other duties as assigned.
Bachelor’s degree in Business Administration, Finance, Accounting, Real Estate or a related field.
Minimum of three (3) to five (5) years of experience with property management.
Certified Property Manager (CPM) or Real Property Administrator (RPA) designation preferred.
Working knowledge of Yardi or other accounting software.
Excellent organizational, motivational and leadership skills.
Proven history of successful supervision and management of teams.
Excellent communication skills both verbal and written.
Excellent Microsoft Office Suite application skills.
Working knowledge of building mechanical systems including elevators (freight and passenger), chillers, cooling towers, boilers, fire-life-safety systems, plumbing systems and electrical systems.
Understanding of building structures and their maintenance including mold, asbestos, etc.
Understanding of financial statements and reporting for review of the same.
Knowledge of office lease clauses and their interpretation.
Valid driver's license and reliable transportation is required.
