Project Manager

Site Acquisitions, LLC - Philadelphia, PA

The Project Manager will oversee the construction projects in the PA Market from start to finish and manage all aspects of the projects.

Essential Responsibilities:
Walk the large scale projects with the CM’s and Estimator, assign projects to the CM, ensuring there are enough contractors to bid on projects and enough contractors for Site Acquisitions, LLC (SAI) to bid as well.
Confirm the scope of work on each project; ensure we are receiving the pricing from contractors and internal groups in a timely manner; review pricing received to include mark-up percentages prior to being presented for final submission and completed pricing to track profitability on an individual job basis.
Manage and coordinate activities between Site Acquisition, Construction, Project Management, Field Technical Support, Operations and Engineering staff in order to meet the timelines and on-air forecasting of the client, ensuring all milestones are accurately tracked, data integrity is achieved and all financials are received and tracked accordingly.
Assist in the identification and qualification of the various sub-contractors required for the projects including all site and building trades along with the internal crews to make sure we have the support needed for project completion.
Develop initial project specific cost estimates and take lead responsibility with the budgetary management of the various cost components of the projects from bid, up to and including final true up.
Verifying all contractors have a signed Service Agreement in place and an updated insurance certificate is received before any work is issued.
Maintain and ensure safety policies and practices are followed; state and local regulation. Conduct Interviews of candidates for newly approved positions accordingly.
Manage individual projects jobs when short staffed.
Periodic travel will be required.

Preferred Skills & Experience:
Bachelor’s Degree Project Management/Construction Management or related field.
3 – 5 years of experience in wireless construction
3 – 5 years managing staff, contractors and vendors, provide management, guidance and motivation on a regular basis to ensure a solid working environment.
Excellent time and project management skills and able to balance multiple tasks simultaneously; strong written and verbal communication, interpersonal and negotiation of business terms with vendors and/or the client.
Ability to oversee multiple projects and personnel simultaneously.
Strong organizational, management, interpersonal and supervisory skills.
Project Management Professional (PMP).
