Residential Construction Project Manager -Sales

We seek a candidate who exhibits enthusiasm and maturity, is highly detailed and organized, possesses excellent communication and time management skills. The ideal candidate will be self motivated and driven to locate sources for future construction projects, utilize multiple methods for business development and client acquisition, contact potential prospects, build, develop and foster mutually beneficial relationships with Architects, Homeowners, Engineers, Contractors, Planning and Building Departments, Trade Organizations etc.

The SALES Residential Construction Project Manager is fully responsible for preparing and coordinating full estimates on construction projects as well as creating production schedules and managing projects through completion. You need to know how to do labor and material take off's from design drawings, estimate labor costs and assemble a bid in MasterBuilder/Sage, build conceptual and final budgets, and finally execute the contract.

Some of the essential duties of this position

  • Locate sources for future construction projects
  • Contact potential prospects, then build, develop and foster those relationships
  • Reviews construction documents and understands scope of work to bid
  • Solicit bids and pricing for materials and services from subcontractors - you are fully responsible for bids for projects
  • Prepare cost analysis using material, labor, equipment, subcontractor and overhead costs incurred in the installation of items
  • Ensures timely completion of estimates
  • Establishes project objectives, policies, procedures and performance standards within boundaries of company policy and contract specifications
  • Visits project sites to ensure progress and quality
  • Manages field staff schedules and performance
  • Implements and enforces safety plans
  • Controlling and managing project budgets, schedules and project scopes
  • Managing and working with general contractors to prepare bid packages, subcontracts, coordinate RFI’s, change orders, and project updates for management
  • Researching and sourcing construction materials
  • Coordinating with public utility agencies for water, gas, and electric
  • Reviewing and approving invoices, change orders and monthly payment applications
  • Keeping accurate project records and financials
  • Assisting upper management to conduct due-diligence on new properties and projects
  • Communicating and managing all issues and risks affecting the projects

Required Education, Skill and Experience

  • Evidence of proven sales in previous sales roll (5 years experience minimum)
  • Proven ability to excel at managing leads, prospecting and closing sales
  • Self motivated to succeed
  • Bachelor’s Degree Minimum
  • 10 years experience working in the field Residential Construction
  • 5 years experience Construction Project Management
