My name is Lance Johnson. I'm the founder and General Partner at Servant Ventures. We are a self-funded, Christian, private equity firm, based out of St. Paul, Minnesota.
I'm looking for two cofounders who can help me buy and sell properties. We've got the strategy, now we just need the team.
Right now is an unprecedented time of wealth transfer. Many baby boomers want to dispose of their assets. They've got a real estate portfolio and they don't want to fool with it.
That is where we come in. We find pieces of land that are poorly marketed and get them under contract. Then we do virtual improvements on the property – mainly giving it a face lift, and market the property, offering financing for the buyer. We close on the property only if we have a buyer and then sell the note to cash out immediately.
We have raised $500k in personal capital to fund these deals and have access to $3M in additional funds as needed.
What you'll be doing: you’ll talk to a LOT of sellers to buy great properties at a great price, and then you’ll talk to TONS of buyers (mainly via Facebook Marketplace and the phone) and sell the properties.
Pay Rate:
- 10% of the gross profits when the property sells (we do double-closes so that will be the same time we buy it).
Your normal pay for a deal would be between $1k and $3k. You can average that to $2k. If you're meh you should be able to do 2 deals per month ($4k for you). If you're great you should be able to do 5 deals per month ($10k for you). If you're a rockstar you should be able to do 10+ deals per month ($20k for you).
Here is the bad news:
- You will have to review lots of properties, and make lots of offers. Buying right is about making a lot of offers. You've got to be dialed in with this.
- Most people will say "no". For many people, it won't work out. We'll find out something is wrong with their property, or the deal fails our due diligence, or they decided to sell to their brother-in-law or whatever.
