Assists the Facilities Coordinator with the day-to-day facilities operations and security of the Powder Mill campus as well as satellite facilities. Performs duties with little or no supervision. Possesses the ability to prioritize job duties as needs change. Upholds and enforces hospital and departmental policies and procedures. Understands and adheres to hospital vision and mission. Assists the Facilities Coordinator in ensuring the training needs of facilities and security staff are provided. Assists the Facilities Coordinator in direct coordination and supervision of all facility and security related contractors (both at Powder Mill campus and off-site offices).
QUALIFICATIONS AND EDUCATION:
High School Diploma or equivalent required.
Trade school or 5 years of experience preferred.
Experience working in a hospital/healthcare facility required, a minimum of 3 years preferred.
Knowledge of Joint Commission, OSHA, DOH and other state and federal regulatory requirements related to environment of care and life safety.
Knowledge of MEP and security systems, HVAC experience a plus.
Must have the ability to work with electricity, plumbing, carpentry, HVAC systems, and other hospital equipment.
Must be able to perform both basic and advanced maintenance functions throughout the hospital, utilizing proper methods.
Must be self-directed and demonstrate strong leadership skills.
Must have the ability to effectively and efficiently make use of time and resources. Utilizes time management principles effectively.
Must possess professional and effective communication skills and be able to promote effective communication at all levels.
Assumes responsibility for own personal continuing education and developmental needs.
Maintains current awareness of regulations and standards affecting assigned areas of responsibility through ongoing professional development. In collaboration with the Facilities Coordinator and Director of Quality and Risk, interprets new regulations and requirements and oversees their implementation including Department of Health and Joint Commission guidelines. Attends seminars, workshops, and maintains appropriate affiliations to keep abreast of the latest trends in field of expertise.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
Assists with assessment Life Safety Code Compliance and manages the survey-related Statement of Conditions.
Assists with oversight of the performance of routine maintenance and security functions.
Assists Facilities Coordinator in setting and ensuring compliance with safety goals and objectives
Assists Facilities Coordinator with implementation and project management of capital improvement projects.
Works collaboratively with the Facilities Coordinator and Director of Quality and Risk to investigate facility and security concerns and ensures compliance to regulatory matters related to the facility and security.
Ensures all safety hazards are corrected in a timely manner.
Ensures work requested or needed on work orders is completed in a timely, efficient manner.
Assists building maintenance in responding to building emergencies including after hours as needed.
Implements corrective, preventive and predictive maintenance schedules to ensure maximal up time for facilities and security equipment and to extend the lifespan of those systems.
Assists the Facilities Coordinator with the oversight and development of call rotation for campus issues related to facilities and security.
Assists with orientation of new maintenance and security staff.
Maintains accurate records and files.
Participates in leadership development.
Perform all duties in accordance with safety and other laws, rules, and regulations as set forth by appropriate regulatory and government agencies and in accordance with established department and hospital policies and procedures.
Assists the Facilities Coordinator with coordinating functions of other department members. Ensures day to day functions are carried out.
Assists in the development, recommendation and maintenance of operating and capital budgets and controls expenditures within approved budget.
Actively participates in organizational wide committees as assigned.
May be required to perform similar or related duties as necessary on a temporary or emergency basis.
No direct reports, however acts in supervisory capacity in absence of Facilities Coordinator.
Ability to communicate effectively with staff, peers, physicians and the public. Ability to speak and understand English fluently.
Frequent walking. May require climbing and working from ladders. May require bending and stooping. Frequently lifting and/or moving up to 50 pounds and occasionally lifting up to 75 pounds. Fine and gross motor skills and manual dexterity to operate keyboard and other equipment. Possible standing for long periods of time, operating machinery and driving an OSS vehicle. Must be able to respond quickly and effectively to an emergency.
