QUALIFICATIONS:
Bachelor’s degree from a recognized, accredited college or university with a bachelor’s in architectur or engineering preferred.
Minimum of three (3) years successful experience in the field of architecture, engineering or construction management preferred.
Minimum of three (3) years of successful experience in the construction or warranty management industry preferred.
Leadership ability necessary to effectively communicate with personnel within the Facilities Planning and Construction Department, outside consultants, contractors, and District Administrators.

TERMS OF EMPLOYMENT:
250 days

SALARY/PAYGRADE:
$72,235 (BA 5)

Salary (based on verifiable job-related experience) as set by the Board of Trustees for the school year 2018-2019

ESSENTIAL FUNCTIONS:
Facilities Planning and Construction
Provide guidance for the planning, execution, and management of construction warranty throughout a project.
Address construction warranty management so that a clear understanding of and concurrence with warranty response times and requirements are achieved.
Ensure warranty requirements are clearly identified and applicable in the specifications for each project, addressed in the pre-construction meeting and routinely discussed throughout project execution.
Track all action items until completed to facilitate successful project turnover and construction warranty management.
Ensure the contractor’s Warranty Plan shall provide the necessary information required to contact the contractor during the warranty period and shall include the procedures the contractor will follow to correct warranty issues.
Review the contractor’s responsibilities, procedures, and performance for warranty response at project closeout.
Be the point person for warranty issues and coordinate with contractors and/or maintenance at the project site.
Document and track warranty notifications and performance of contractor response.
Collect information via maintenance personnel and field visits to determine the cause of the warranty claim.
Conduct warranty walk-though inspections at a minimum of 6 months and 11 months prior to the expiration of the one-year warranty period, to review the number and types of warranty calls, as well as the contractor’s warranty performance. As part of this review, an evaluation is made to determine if there are systemic problems with workmanship, material, or design.
Prepare detail and summary monthly reports to show progress of warranty item completion for all projects.
Comply with policies established by federal and state law, State Board of Education rules and district local and legal board policies and administration regulations.
Develop and maintain communication with building principals and administrators during all phases of warranty claims.
Meet with principals and administrators to review warranty work.
Work with the Maintenance and Operations Department to ensure input from departments during warranty phases.
Perform other duties as assigned by, but not limited to, the Director of Project Management, Director of Design and Facilities Planning, Director of Construction Field Services, Assistant Superintendent for Facilities and Construction and/or Associate Superintendent/Chief Operations Officer.
Regular and reliable attendance is an essential job function.

1. Frequent district-wide travel utilizing personal or district vehicle.
2. Occasional prolonged and irregular work hours.
3. Work indoors and outdoors to conduct on-site inspection of facilities and construction projects.
4. Work around construction machinery with moving parts.
5. Work on ladders, lifts or scaffolding.
