Duties and Responsibilities: (Please initial the following)
➢ Ensuring proper methods and procedures are followed to maintain, repair and service community.
➢ Inspect projects to ensure conformity to specifications, direct safety inspections and preventative maintenance.
➢ Work closely with the Maintenance Supervisor completing quarterly preventive maintenance for all units and assisting with making sure annual property systems inspections are complete.
➢ Display extensive knowledge of property systems and possess the ability to identify issues and determine repairs that are needed by troubleshooting maintenance related items such as plumbing, electrical, HVAC and all other systems repair.
➢ Maintain pool logs and OSHA logs. Also ensure all emergency eye wash stations and first aid kits are stocked and accessible in an emergency.
➢ Always maintain a safe work environment by adhere to all regulations on using equipment’s, inspect your work area for hazards before starting any task.
➢ Responsible for troubleshooting all maintenance related items.
➢ Ensures all maintenance task and repair work is complete correctly and in a timely manner.
➢ Maintain detailed records for equipment repair/replacement histories for major items like appliances, ac units, pool equipment and Tools.
➢ All other duties assigned and/or directed by supervisor(s).

➢ Grounds- picking up grounds, trash removal from property amenities, pet stations etc. is one of the first task of the day for the maintenance team.
➢ Swimming Pool- Check PH and chlorine levels daily and record daily readings in the proper log and make sure the pool is operatable.
➢ Service requests- Service requests should be completed within 24 hours and in the order, they are received - except for emergencies. ** Leave a copy of work-order with repairs notes, instructions and/or any delays.
➢ Turns – A unit is set to be make ready with-in 5 business days and maintenance turn is set for (1) day. Always communicate with Maintenance Supervisor and Community Manager if there is any delays.
Job Type: Full-time
Pay: From $21.00 per hour

Experience:
- Apartment maintenance: 2 years (Required)
- HVAC: 5 years (Preferred)
