Job Summary: We seek an experienced Asset Manager with strong Financial Planning & Analysis (FP&A) skills to manage our portfolio of self-storage facilities. The ideal candidate will drive financial performance, optimize asset value, and manage multiple portfolios on both the fund and debt sides.
Key Responsibilities:
Financial Analysis and Reporting:
- Analyze debt and equity investments, portfolio performance, and investment projections.
- Assess property performance, including revenue trends, expenses, and capital expenditures.
- Prepare financial reports and presentations for senior management and investors.
- Develop and maintain financial models for cash flow forecasting and investment evaluation.
Asset Management:
- Implement asset management strategies to enhance property performance and value.
- Monitor market trends and competitive landscape to identify opportunities and mitigate risks.
- Collaborate with property managers to optimize operations, leasing strategies, and tenant relationships.
Portfolio Optimization:
- Recommend asset allocation strategies to meet investment objectives.
- Identify opportunities for diversification, asset repositioning, and value-add initiatives.
- Support acquisition and disposition teams with transaction assessments and due diligence.
Capital Planning and Budgeting:
- Coordinate annual budgeting for portfolio properties, aligning financial objectives with operational plans.
- Develop and prioritize capital expenditure plans based on ROI analysis and strategic goals.
- Monitor capital projects for timely completion and budget adherence.
Stakeholder Communication:
- Serve as the primary contact for investors, providing updates on portfolio performance and market insights.
- Communicate effectively with senior management, finance teams, and property management staff.
Qualifications:
- Bachelor’s degree in Finance, Real Estate, Business Administration, or related field; MBA preferred.
- Minimum of 3 years of experience in asset management, financial analysis, or real estate investment.
- Proficient in FP&A methodologies, financial modeling, and valuation techniques.
- Knowledge of commercial real estate, preferably self-storage facilities.
- Strong analytical skills and attention to detail.
- Excellent communication and interpersonal skills.
- Proficient in Microsoft Excel, PowerPoint, and financial software applications.
