ESSENTIAL DUTIES & RESPONSIBILITIES:
Manage the worksite to ensure all homes are completed within the Company's cycle time and quality standards.
Provide management, leadership and support to all Assistant Construction Project Managers. Mentor these team members for development into Construction Project Managers.
Communicate with trade contractors and manage their performance. Inspect trade contractor work to ensure it meets the established quality standards.
Responsible for establishing and enforcing safety measures. Ensure the overall cleanliness, appearance and safety of the community by direct supervision, coaching, correcting and documenting.
Evaluate any and all unsafe work conditions. If needed, stop the action immediately and determine plan of action and notify the Area Manager and or Safety Manager immediately of action(s) taken.
Responsible for conducting pre-construction and hard hat tour meetings with the customer.
Responsible for ensuring the New Home Orientation and New Home Presentation are executed properly, completely and signed off according to Maracay Homes’ timeframe.
Prepare, schedule and conduct all phases of home inspections with various municipalities.
Utilize knowledge of local codes in order to get inspections completed on schedule.
Assist with warranty service to completion including 30-day review and routine warranty request.
Responsible for controlling all job costs, construction damage and vandalism.
Keep current and informed of market changes, OSHA regulations, construction trends, etc.
Responsible for establishing and enforcing all SWPPP and Dust control measures by direct supervision, coaching, correcting and documentation.
Utilize email, construction website and variance purchase order procedures in every day responsibilities.
Evaluate model home condition weekly, schedule or perform maintenance as needed so the model home appearance is always at the highest level.
Responsible for Assistant Construction Project Manager activities when work in process does not warrant site having an assistant.
Other duties as assigned.
Bachelor's degree, preferably in construction management or related discipline is preferred; and/or minimum of three years experience in the construction industry.
Position requires the individual to travel to different locations within metropolitan Phoenix.
Physical stamina is required because this position requires prolonged standing, bending, stooping, some climbing or balancing and carrying. The team member must frequently lift and/or move up to 25 pounds and occasionally lift and/or move up to 50 pounds or more.
