RealEstate (CRE) construction and tenant improvement projects require appropriatefeedback and support from Operations and the Customer in order to accuratelydefine construction requirements. However, the Business Operationsteam is often not qualified to define construction requirements and/or reviewconstruction drawings. This position shall function as the primaryliaison between Operations and Real Estate and will be responsible fortranslating operational needs into construction requirements. Thisindividual will partner with Operations resources and engage directly with theCustomer to define requirements and manage expectations. Additionally, theperson shall participate in account management processes to ensurecommercialization of customer requests.
TheConstruction Manager role requires a person with a technical background eitherin construction, facility management and/or industrial/civil engineering. Theperson must be familiar with warehouse construction and design as well aswarehouse/distribution center operations. Responsibilities will include: facility evaluation and assessment, critical review of facility layouts andbuilding requirements for operational needs, and project scoping and theimplementation of building specifications for construction.
Travelthroughout North America and multi project organizational skills are alsorequired for this position. A validtrade certificate, post education in a construction related field or ten yearsof facility management and/or construction experience are preferred.
ConductsWarehouse/Industrial Facility walk-thru inspections to ensure the facilitymeets minimum standards or identifies minimum standards gaps before the leaseis signed, defines required improvements and associated costs to complete
Workswith business unit and construction vendors to have input into new and improveddesigns. Keeps abreast of code requirements, industry standards and technology enhancements.
Developsand administers DHL Supply Chain standards for warehouse/industrial buildingconstruction, tenant improvements and materials specifications
Partnerswith CRE team (L&S, Development, BDS), Operations, Business Development, SolutionsDesign, and Customer as required to understand customer/operational needs anddefine project scope and construction requirements
Preformstenant improvement construction scoping and oversight function(often on a “fast track” basis) including scope definition, solution designlayout review, cost estimating, scheduling, implementation, building systemintegration, documentation, etc.
Managesrelationships with contractors/vendors as required to help define projectrequirements, complete pricing exercises, review change orders, etc.
Workswith CRE Leasing & Sales team to ensure project scope adhering to DHLSupply Chain standard warehouse/distribution construction specifications areincluded in all lease agreements as required
Providessupport to assist L&S and CRE Development team in negotiations withLandlords / Developers specifically regarding construction and tenantimprovement specifications
Researchesspecialized storage and operational requirements and defines required buildingmodifications required for installations. Works with L&S, CM andconstruction vendors to determine and understand associated costs and pricingimplications.
Reviewsracking layout, warehouse/distribution layouts, office improvement layouts andassociated construction requirements to ensure alignment between CRE andOperations
Conductstenant improvement construction coordination meetings and maintains accurateminutes, while working closely with DHL Supply Chain Project Management,Operations and CRE Construction Managers to ensure requirements are adequatelydefined
Participatesin value engineering process to identify potential cost savings for applicationappropriate to the customer / Operations.
Engagesin Change Order management process to ensure proper authorization is obtainedand changes are commercialized with customer as appropriate.
