We are looking for a competent Construction Foreman to coordinate operations and oversee workers at various construction sites. A construction foreman has a solid background in the field. What you’ll do

  • Responsible for scheduling, contract negotiations and project oversight for property construction and remodels
  • Maintain a thorough knowledge of the contract documents and properly plan construction sequencing, staffing and subcontractor coordination.
  • Responsible for field operations of all subcontractors
  • Follow established guidelines and procedures to increase communication and overall efficiencies
  • Be able to properly examine, compare and negotiate subcontractor bids
  • Participate in the planning process by providing budget information to property developers
  • Pre-qualify contractors
  • Develop a bid list for assigned projects, analyze bids and awards project to selected contractor(s)
  • Establish, monitor and update the construction schedule
  • Performs on-site inspections to ensure standards are met and construction is adhering to plans and specifications
  • Track and monitor construction progress through daily foreman meetings, pull planning, and schedule analysis.
  • Ensure positive coordination and liaison between contractor, purchasing and opening units
  • Obtain certificates of occupancy
  • Ensure positive communication and team orientation with members of Development Team, and Construction Team
  • Function as primary liaison between Design, Property Development, Real Estate and Construction on specific concept items
  • Attend work as scheduled to support the ongoing success of the company
  • Recruit and supervise subcontractors from a variety of construction trades.

  • Ensuring job responsibilities, goals, objectives and expectations are clearly defined and communicated, work is assigned and distributed appropriately, staff is appropriately trained, and performance issues are addressed in a timely manner
  • Provide formal and informal performance feedback, including discussions of strengths and areas for improvement

Requirements

- 3-5 years of construction experience

- Emphasis on residential construction

- Strong ability to read, understand, and organize construction documents and specifications

- Strong problem solving skills

Job Type: Full-time

Salary: $45,000.00 to $60,000.00 /year
