Seeking a full-time experienced Project Construction Closeout Manager reporting to the Operations Manager. The Construction Closeout Manager will be responsible for further developing the standards and procedures in concert with the Operations Leadership of delivering a turn-key building. The Closeout Manager will leverage closeout tools to collect any required site-specific documents, reports, test data, and other materials produced during site construction to speed the closeout required submissions. The Closeout Manager will build and manage the Closeout Field Staff assigned to complete the remaining required work scopes. As well as review and approve collected materials to validate sites are complete and built to required agency and DOB specifications. The Closeout Manager will be responsible for receiving any “call-backs” for repair work or warrantee work associated to completd projects as well as coordinating the work with in-house crews or subcontractors.

The Closeout Manager will work with the Operations Management team in managing the existing backlog of projects towards final closeout and acceptances along with creating an appropriate schedule to manage the expected future volume throughput. This effort should consider verification the field team’s audit results, building reporting systems, and engaging Project Managers and General Superintendents to perform any required submittals and or corrections.


  • Create repeatable criteria for project teams to follow when reviewing & submitting materials, completing punch lists, tracking of required contract documents and TR forms as well as any other requirements for Agency (DOB, DOT, HUD, HDC, HDR, etc.)
  • Execute audit processes to validate construction quality compliance with full time and contract staff
  • Draft, communicate, and roll out closeout management strategy to project teams and subcontractors
  • Fluent understanding of residential construction processes to identify improvement opportunities based on reported results
  • Excellent communication and collaboration skills used to facilitate regular project and program level reviews
  • Strong management and reporting skills to establish repeatable Standards Compliance procedures, reports, results trending, root cause issues, costs/time, and savings achieved
  • Develop future training covering the content of the closeout checklist, audit application, reporting, governance, and written standards
  • Project management over systems development managing scope and schedule to meet organization needs


  • 8+ years’ experience in residential construction related fields
  • 5+ years of practical experience assembling technical guides for deployment programs
  • Ability to translate team needs into Close-out development requirements
  • Experience training teams of employees, contractors and management.
  • Technical writing skills to communicate content cleanly and with little confusion
  • Ability to execute complex projects quickly and accurately
  • Experience on 2-3 deployment projects for the full life cycle
  • Identification of complex problems, develop solutions, and manage resolution
  • Ability to manage multiple commitments simultaneously
  • Experience in DOB filing, OEMs, construction, and/ or public agency is required
  • Prepare daily/weekly/monthly reports (internal).
  • Maintain the highest in ethical, professional and safety standards, at all times


Strong technical and communication skills are critical

Ability to work in a team environment

Knowledge of Timberline (Preferred), Microsoft Office (preferred), Primavera and/or AutoCAD
