The Building Engineer will provide professional maintenance for our commercial property located in Arlington, VA (Ballston).
Perform preventive maintenance on equipment such as filter changes, lubrication, inspection, and adjustment of belts and pulleys. Check and record temperature, pressure, water flow, air flow and chemical readings. This systems include, but are not limited to, air handling units, (including both rooftop and built-up units) re-circulating air systems, water pumping systems, cooling plant and all plumbing system components. Maintain daily logs of issues.
Respond to tenant service calls relating to mechanical or electrical problems and initiate a corrective action plan via our Workspeed system (which includes PM programs)
Troubleshoot, repair and adjust building mechanical systems (electrical, plumbing, air conditioning). Upgrade and recommend enhancements to HVAC systems, electrical systems, plumbing systems, boiler systems, control systems, and their support equipment.
Inspect building and equipment on a periodic basis to determine necessary maintenance and repair work.
Maintain curb appeal, including the condition and appearance of the property. Point out all safety hazards to the Senior Property Manager and implement repairs.
Keep all vacant spaces mechanical equipment in “ready” condition.
Handle service requests within the timetable prescribed by the Senior Property Manager.
Assist in the implementation of the company’s Preventive Maintenance Program on all mechanical equipment.
Assist in bidding and securing contracts for routine work and budget requirements.
Assist in taking the appropriate action in response to inspection reports submitted by the Property Management.
Report daily concerning completed work or pending work.
Assist in the coordination of the mechanical contractor work that may be required and inspect completed work (before signing off on work tickets).
Check mechanical and/or boiler room daily, read all gauges for proper levels.
Maintain mechanical or boiler rooms in a neat and orderly fashion. Keep boiler room logs as applicable.Assist in the oil and lubricating all pumps as required. Assist in changing bearing as needed with engineering staff and or contractors.
Assist in the maintenance of the engineer’s shop, storage areas, etc. in a neat and organized way at all times.
Perform cleaning functions as required.
Be on call after hours, weekends, and holidays in the event of an emergency. (POSITION IS A 24/7 REQUIREMENT) with contact being made via home phone, cell phone and any other devise available to communicate and it is the sole responsibility of the employee to adhere to this requirement.
Inspect all common areas of the building daily for light bulb replacement.
Assist in the performance of monthly testing of emergency light systems that are not performed by the guards/other engineering staff.
Inspect all entrance doors to building for proper lock operation.
Assist in the maintenance standard repairs in elevators such as lights, fans, and appropriate signage.
Perform random checks of restroom to make sure all sinks, urinals and commodes are working properly – also direct Day Porters and ensure this is on their schedule.
Make sure all floor drains are clean of debris especially before major rains.
Verify that fan coils are being maintained and that the fan coil service room has supplies as required.
Follow-up and maintain EMS equipment to ensure all equipment is running within its prescribed operations
Check EMS systems daily.
Assist in maintenance budget constraints during budget year.
Be responsive to tenant concerns and provide “high” service response times in a positive manner.
Other Duties as assigned.
Regularly required to stand, walk, reach and use arms/hands to perform tasks as well as push and pull objects and grasp with hands.
Regular use of various machinery and tools, including but not limited to a snow blower.
Frequently required to sit, stoop, crouch, kneel, crawl, balance, climb stairs and ladders, work at heights and in environments with temperature ranges both while working outside and inside.
Regularly required to talk and hear and occasionally required to smell.
Occasionally required to work around vibration or noise as well as dust.
Specific vision abilities include close vision, distance vision, color vision and depth perception.
Involves movement between buildings, floors, to facilitate work
May require work with electric (i.e., bulbs, ballast, switches).

High School or better.
At least 5 years’ experience in a trade (plumbing, electrical, HVAC, refrigeration, VAV boxes, water treatment systems, etc.) Experience reading and interpreting documents such as blueprints, safety rules, operating and maintenance instructions and experience with pneumatics, locksmithing and balancing air and water is required. Excellent communication skills, skill using a computer (EMS) and a Universal CFC Certification (required) and a General Certificate of Engineering preferred.
