Looking for a highly talented, energetic Project Manager with experience in a production environment. Summary: Field Managers (FMs) are responsible for completing 3-6 projects per month while managing field responsibilities. FMs must bid out jobs, permit all work, and manage each job in an efficient and timely manner. All jobs must meet strict timelines and budget requirements. This position requires a minimum of 5 years of Project Management experience (preferably 8-10 yrs) in either Home Building or major Home Remodeling projects. FMs play an integral role in ensuring that House Buyers develops a solid reputation for selling the highest quality homes and having excellent customer service.
Complete 3-6 projects per month, both renovations and new home construction.
Manage contracts for all trades and subcontractors.
Create and manage a schedule for each job.
Bid out renovations and hire, manage, train and, when necessary, fire General Contractors and subcontractors. Constantly recruit new contractors and vendor relationships through networking and cold calls. Ensure contractors are properly registered prior to starting jobs.
Permit all jobs, including any zoning issues and comments received by reviewers.
Manage utility connects on all jobs.
Manage multiple contractors on each job.
Ensure all design specifications are met.
Estimate and manage all change orders.
Create punch lists throughout each phase of construction.
Conduct a thorough final inspection to ensure that all work was completed properly. Ensure that any punch-out items are complete and take detailed photos of property.
Strive to complete projects below assigned budget, and continuously seek ways to reduce construction cost and streamline processes.
Manage timeline ensuring timely completion of projects and quick turnaround time. Ensure all properties are landscaped and cleaned.
On call nights and weekends for emergencies (ie flooding, vandalism, etc)
Deliver equipment to job sites (ie dehumidifiers, blowers, etc)
Install lockboxes and signs and place marketing materials and forms on properties as needed.
While property is being renovated, ensure that property is secure and accessible via combination lockbox at all times.
Respond to home inspection items (punch lists) from customer walkthroughs in a timely manner and emergencies within 2 hours.
Update House Buyers’ property database and reports to track every detail of construction. Manage all paperwork and electronic files in a timely and organized way.
Anything else necessary to help the company meet its goals. Being a rapidly growing and dynamic company, House Buyers employees can expect to wear many hats and go beyond their traditional duties when necessary.
Minimum 5 years of Real Estate Project Management experience in home building or major home remodeling (ie design-build)
Good computer skills, especially using Excel.
Bachelors Degree (may consider waiving this requirement for exceptional candidates)
Spanish speaking is a big plus, but not a requirement
