Overview/Objective Summary:
The Design Project Manager coordinates and manages the day-to-day operation and activities of the client, the client’s projects and the staff assigned to those projects to assure quality, profitability, efficiency, and timeliness. Creates a team environment where all members work together to meet project deadlines. Identifies the needs and concerns of the client and works to successfully satisfy these. The Design Project Manager is responsible for advancing the design and engineering of Prescient code developments for Prescient, and communicating these advancements and changes to the design and other Prescient teams. This includes communication with different stakeholders to increase collaboration between Prescient and external design teams to design the most efficient and standardized Prescient structure possible. This position performs management-related duties involved with other Prescient business units, including Pre-construction, Project Management, purchasing, planning, and finance.

Essential Duties/Responsibilities:
Works with Business Development and Estimating teams to define scope of product.
Prepares workforce requirements, schedules, budgets, and fee projections with Design Project Architect.
Understands construction methods/procedures.
Develops code searches.
Assists in producing schematic design process with external/internal design teams.
Monitors and collaborates design development and contract documents with external/internal design teams.
Keep project records including code documentation, project history, correspondence, estimates and budgets.
Coordinates the staff assigned to project to meet established schedules and budget.
Answers questions and gives daily guidance to team.
Maintains open communication with client to avoid problems and improve relationships.
Initiates and participates in construction walk-throughs.
Coordinates provision of Construction Administration services as required by contract.
Checks work of project staff for content and accuracy.
Participates in projections and the billing process to provide accurate information of work progress and additional billing requirements and follows-up on overdue invoices.
Initiates remedial action for projects falling behind budgeted hours/dollars.
Communicates delays, problems with project, etc. to Director of Design.
Keeps up-to-date on current trends and developments in the housing market.
Promotes the firm within the business community to develop new clients.
Coordinates projects with outside consultants hired by client (including architects, engineers, general contractors, etc.)
Assists with proposals on structural and MEP consultants for development of our Design Services Agreement (DSA).
Communication with Krakow-based Director of Engineering and Design to ensure teams are working together to the best of their abilities
Travel is required to communicate effectively with other Prescient offices and collaborate with outside design/engineering/construction teams.

Skills and Qualifications:
Proven skills in leadership, communication, marketing, negotiation, and problem solving
Ability to handle a broad range of functions and to maintain multiple projects in parallel sequence

Requirements:
Must have the ability to problem solve construction and design related issues
Autodesk Revit, Autodesk Bluebeam, and Procore proficiency required to review drawings and estimates; hand sketching ability also preferred

Preferred Education and Experience:
Bachelor’s degree in Architecture, Planning, Design, Engineering, or related field is preferred.
Ten or more years’ experience in assisting with all phases of a project.
Additional experience may take the place of some education requirements.

Supervisory Responsibilities:
This position will supervise the Design Project Architect and multiple Project Coordinators.

Work Environment:
This position operates in a typical office environment. Up to 50% travel may be required.

Position Type:
This is a full-time, exempt level position.
