Perform a variety of tasks including painting, trash removal, cleaning, lawn care, pool maintenance, irrigation system, and repair work commonly associated with condominiums.
Responsibilities include working with onsite Manager, and Board of directors to ensure the grounds and facilities are clean and excellently maintained. You will report directly to the Condo Manager. Duties include inspection of different equipment and perform any basic repairs or preventative maintenance when required. Must be highly skilled with various hand and power tools, be able to read repair manuals, and preform duties as directed by the manager.
May frequently work outside in wet, hot, and humid conditions.
May work near moving mechanical parts, in the presence of fumes or airborne particles and toxic or caustic chemicals, and risk of electrical shock.
Will be required to lift in excess of 70 pounds.
Must be able to work with minimal supervision while performing all essential duties to the satisfaction of the Condo Association. This includes but not limited to trash and debris, trash containers, cleanliness of buildings interior and exterior, grounds, walkways, stairwells, elevators, driveways, parking areas, monitor irrigation system and pool area, clubhouse and other common areas. Other duties as requested by management.
Maintains and makes general repairs to the plumbing fixtures, electrical system, ventilation system and building structure. Maintains air conditioning, refrigerators and pool pumps/equipment (to include filtration and chlorination, testing water and maintaining a daily log for local health officials). Ensure that all fire safety equipment (fire alarm system, smoke detectors, CO detectors, fire extinguishers, etc.) are operational and that inspections are current and in compliance with local ordinance. Compliance with all Emotional Support Animal(ESA) safety and security policies and procedures to include Occupational Safety Health Administration (OSHA) and American Disability Act (ADA). Maintain pool and saunas in accordance with ESA policies, procedures and in compliance with local ordinance. Assist with or handling with the response to emergencies at the property when asked by management. Monitor and follow up with outside vendors when directed by management. Assist with cleaning any areas as assigned by management when needed to include stairwells and common areas. Coordinates with procuring of parts and items needed for maintenance. Works with planners and coordinates remodeling of community areas. Manages on-going preventative maintenance program. Maintains a log for all equipment repairs. Maintain all tools in good working condition. Maintain all mechanical, electrical, tool, and trash rooms in a clean and organized condition.
