The Pennsylvania Real Estate Investment Trust is primarily focused on the operations and management of enclosed shopping malls throughout the United States. The Finance and Acquisitions team leads the Company s efforts associated with the acquisition and disposition of real estate investments. The Acquisitions Analyst will have the opportunity to assist in all aspect of the real estate investment process. The Analyst will be responsible for evaluating potential investment opportunities including modeling cash flows, assessing markets and the competitive landscape, conducting due diligence activities, analyzing investment returns, and creating executive committee presentations and otherwise assisting in the communication of acquisitions and disposition strategy.
The Finance and Acquisitions Analyst will:
Construct complex cash flow and investment models for potential transactions
Conduct due diligence on potential acquisitions and dispositions.
Evaluate potential acquisitions, including research of the trade areas, major tenants, and competitive environments
Read, analyze, understand and summarize leases, contracts, terms sheets, and other agreements necessary in real estate transactions.
Perform competitive and demographic research to access real estate trends in prospective markets and identify investment prospects
Coordinate real estate closings and completion of closing deliverables in conjunction with other members of the project team.
Complete projects and research related to long term initiatives that will aid department s processes and work plans
Assist management in execution of real estate investment strategy.
Qualified Applicants will have:
BA/BS undergraduate degree required. Background in economics, finance, business administration, or real estate preferred.
Ability to communicate effectively, both orally and in writing, with all levels of management, staff, outside legal counsel, bankers, etc.
Excellent financial modeling ability and proficiency with Microsoft Excel, knowledge of ARGUS a plus
High level of motivation and interest in the real estate investment
Highly organized and detail oriented with the ability to multi-task and balance competing priorities.
