Job Title: Commercial Maintenance Sales
Department: Service Division
Reports to: Commercial Maintenance Sales Manager
General Purpose of job:
Achieve annual sales quota by developing and selling service contracts to new and existing customers. To perform the duties, skills, methods and policies currently used by our sales personnel to create proposals, do contract presentations, customer maintenance and customer service needed to sell, maintain and retain commercial maintenance contracts.
Primary Duties and Responsibilities:
Enter contract data into set up form and give to coordinator for processing.
Assist commercial maintenance administrative support when needed to resolve clerical issues.
Work with commercial maintenance dispatcher to resolve customer issues and insure that customer receives all services in their service agreement.
Be available to assist commercial maintenance staff, technicians and dispatcher to maintain customer satisfaction for our maintenance contract customers.
Marketing to prospective commercial customers in the Wilmington, Greenville and other areas where we see opportunities for building profitable customer relationships.
Sell service and preventive maintenance contracts for HVAC mechanical systems.
Identifying, targeting, and qualifying new customers to continually increase the base of service customers.
Utilize phone skills, networking events, referral systems, and social media platforms in order to secure new business meetings with targeted prospects.
Achieving sales goals set by management.
Follow-up on all territory leads and track time, dates, contact and/or decision maker names and conversations involving such leads.
Determine equipment needed and/or preventive maintenance required.
Distinguish if new opportunities are for contract sales or project work.
Prepare and present proposals to new prospects and existing clients and maintain follow-up file.
Maintain a customer database for the purpose of developing and attaining strong customer relations.
Complete all required administrative responsibilities in a timely manner.
Secondary Duties and Responsibilities:
Visit key job sites for new construction projects.
Prepare status reports of new contract and/or renewals for Vice President of Service Department as requested.
Pursue new customer leads.
Experience: 3 years (related experience and or training or equivalent combination of education and experience)
Education: High School Diploma, GED or equivalent education from Technical schools
Physical Requirements & Job Environment:
All candidates for this position should be reasonably physically fit and capable of picking up a 60 lb. tool, piece of equipment or piece of material and moving it about either on a jobsite, at a vendor, our warehouse, etc.
Environmental conditions may range from outdoors to indoors on numerous occasions in which you may be exposed to varying weather conditions.
While performing the duties of this job, the employee may be exposed to mechanical parts, high, precarious places, fumes or airborne particles.
Ability to survey building HVAC units for model numbers, serial numbers, and materials to properly maintain the HVAC equipment per manufactures recommendations.
Ability to climb ladders, be on roof tops, opening roof hatchets, etc.
