PURPOSE OF JOB
Provides in order of importance: Safety, Comfort, and Operational Efficiency at Citi Headquarters. Regularly informs Chief Engineer and Assistant Chief Engineer of any conditions affecting building services and/or safety of Building occupants. Responds to the needs of Management, Building occupants, and contractors in a prompt and professional manner. Maintains responsibility for preventative maintenance, corrective maintenance, and technical proficiency. Protects and improves the value of the client’s assets and ensures the buildings machinery and systems meet the projected Life Cycle.
Helps to ensure all building and maintenance policies, procedures, SOP’s, building codes, regulations, etc. are followed and enforced including safety standards.
This includes, but is not limited to, maintaining, repairing and operating the client’s mechanical, heating, cooling, and ventilating systems; water, gas, and compressed air systems; control systems; refrigeration equipment; lighting components and fire systems.
Coordinates with other mechanics and trades as necessary.
Expected to support the various construction project trade personnel at a facility or complex, in the performance and completion of their duties as needed and assigned.
Continually develops an increasing knowledge of all-building systems, equipment and machinery such that equipment/machine life is maximized, design intent is matched or exceeded, provides system operation efficiency alternatives and contingency plans are devised in the event that failures occur.
Conducts all activities in a business like, competent, and professional manner. This includes interacting with contractors, vendors, and consultants in an objective and ethical manner
Understands the engineering design and operational aspects of each building system. Immediately recognizes system shortcomings when they occur. Identifies equipment which may require replacement or reconditioning resulting in the need for capital improvement.
Able to work alternate shifts and overtime as requested
KNOWLEDGE AND EXPERIENCE
Associate's degree (A. A.) or equivalent from two-year college or technical school; or Local 94 Union or equivalent trade school training; or equivalent combination of education and experience.
At least 3-5 years of mechanical experience preferably in a commercial or industrial facility with an emphasis in Facility Engineering Maintenance plus experience with electrical, building equipment and building repairs.
Intermediate skills with Microsoft Office Suite, internet, intranet and work order system
Ability to read and interpret documents such as safety rules, operating and maintenance instructions, procedure manuals, drawings and specifications.
Ability to write correspondence.
Ability to use or learn how to use various measuring and testing devices are also required.
Ability to speak effectively before groups of customers, tenants, client representatives or employees of C&W.
Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form.
Ability to positively deal with problems, resolve issues, address client and tenant needs as they relate to the maintenance of the facility and handle multiple assignments and projects at the same time.
Valid FDNY Certificate of Fitness preferred such as P98, A35, B29, S12, S13, S14.
Should possess current Certificate of Qualification Q-01 Refrigeration System Operating Engineer.
While performing the duties of this job, the employee is regularly required to travel from floor to floor and may be required to work on the roof or travel outside between buildings in varying outdoor weather conditions. The employee may also be regularly required to sit or stand for prolonged periods of time; regularly use hand tools, ladder, use hands to operate office machinery including, but not limited to, telephones, computers, radios and photocopy machines; regularly required to walk, talk, and hear. Must be physically capable of performing the duties of the position including bending, squatting, stretching and lifting up to 25 pounds on a regular basis. On occasion, may be required to lift items weighing 50 to 100 pounds.
