Job Requirements:
High school diploma or general education degree (GED), one (1) to three (3) years basic HVAC/electrical/plumbing experience or trade school training required; or equivalent combination of education and experience. Incumbent should be able to apply common sense understanding to carry out instructions furnished in written and oral form, possess verbal and written communication ability, basic math skills, strong customer service skills, and be available at all times. Must be proficient in the operation of computer applications, maintenance equipment such as basic tools, ladders, plumbing tools etc.

Job Summary:
This position is a maintenance technician level II which will require a solid, proven skill for performing basic building repairs to include electrical, plumbing, HVAC, and light carpentry.

Maintenance Duties:
Provides routine and general maintenance throughout Ingleside at King Farm.

Possess basic skills and knowledge of; carpentry, plumbing and mechanics.
Is skilled in residential and commercial appliance repairs, including basic refrigeration.
Skilled in the basics of fire and life safety equipment (smoke detectors etc.).
Skilled in basic Preventive Maintenance of equipment such as commercial laundry, kitchen and medical equipment.
Performs basic plumbing repairs to include but not limited to replacement of garbage disposals, dishwashers, supply and waste lines, toilets, sinks and other such related plumbing fixtures.
Performs preventive maintenance as required.
Assists with the removal and treatment of snow and ice as required and outside standard operating hours.
Assists with landscaping as requested; adjusts sprinklers/watering of grounds, power washes the community, cleans gutters etc.
Obtains work orders from Maintenance Manager at beginning of shift; completes all electronic paperwork and returns to Maintenance Manager at the completion of each day.
Completes all work orders within 48 hours or sooner of receiving notice of repair needed.
Ability to utilize an electronic/hand held (such as an i-pad) devise to track and log work.
Repairs plumbing fixtures and pipes to include toilets, sinks, drains, etc.
Identifies and repairs leaks to pipes and valves as necessary.
Repairs appliances as required to include ovens, refrigerators, dishwashers, microwave ovens.
Performs repairs to windows, doors, doorframes, locks, and mailboxes as required.
Maintains condition of boiler rooms.
Responsible for performing basic regulatory work order tickets as assigned.
Must be on a continued education path to improve skills and knowledge.
Must participate in fire drills, disaster drill and other such regulatory drills that govern healthcare.
Works on rotating weekend and on-call basis.
Working with the maintenance team and under the direction of the Maintenance Manager, responsible for general upkeep and maintenance to approximately 850,000 square foot building encompassing nursing home, independent living apartments, commercial kitchens, public assembly spaces and dining venues.
