SCOPE OF RESPONSIBILITY:
We are looking for a competent Project Superintendent to coordinate, plan, and oversee employees and subcontractors at our construction sites. You must be well organized, dependable and knowledgeable of construction materials, equipment and safety procedures. This is not an entry level position. This position is for someone who has vast experience running and managing high end projects from start to finish on time. The Project Superintendent individual works directly with the Field Operations Coordinator to determine scheduling, deadlines and projections for the jobsite and vendors. Compensation will be based on site experience and reviewed on a case by case basis with management.
ESSENTIAL DUTIES & RESPONSIBILITES:
1. Establishes project objectives, policies, procedures and performance standards for all onsite personnel to abide by.
2. Oversees safety practices and ensures all proper procedures are being followed.
3. Manages, initiates, tracks and updates permits as required.
4. Prepares a two week look ahead schedule for all trades to ensure deadlines are met and schedule flows accordingly. This is a MUST.
5. Is able to identify potentially troublesome areas and address such issues with team to ensure project moves forward in a safe and protective manner.
6. Ensures that all long lead supplies and materials are submitted, approved, and ordered to complete project within schedule.
7. Ability to read, understand and interpret plans to site workers and subcontractors when necessary.
8. Creates daily reports detailing scope of work performed by employees and subcontractors. This includes photographs, meeting minutes, material deliveries, materials purchased, etc.
9. Initiates and maintains liaison with clients, architects/engineers and all subcontractors to facilitate construction activities and ensures compliance with plans and specifications.
10. Schedules and monitors attendance of subcontractors. Be aware of their performance and time spent on site.
11. Must be willing and able to perform hands-on work alongside subordinates.
12. Oversee unloading of material deliveries and perform a quality control check for any damaged items.
13. Responsible for opening and closing job sites.
QUALIFICATIONS/REQUIREMENTS:
1. Minimum of 5 years of project foreman experience in the general contracting industry.
2. Associates Degree in Construction Management, Engineering or Architecture is preferred.
3. Demonstrates initiative and has the ability to interpret and resolve complex issues.
4. Ability to lead, take charge, and offer opinions and direction.
5. Communicates clearly, efficiently and effectively to obtain desired results in a timely manner.
6. Excellent written and oral communication skill are required.
7. Proficiency with Microsoft Office (Word, Outlook, Excel)
8. In-depth knowledge of construction procedures, equipment and OSHA guidelines.
9. Ability to read and understand construction drawings.
